The Opportunity

ADVANCED PROJECT SOLUTIONS LLC is seeking an experienced Senior Civil Estimator / Preconstruction Manager to help strengthen and modernize our estimating operation.

This is not a junior estimating role. We are looking for someone who understands how civil projects are actually built, can independently develop complete and accurate estimates, and can work directly with ownership to improve the systems and processes behind our preconstruction operation.

You will have the opportunity to help shape how we estimate work, evaluate opportunities, use technology, and prepare projects for successful execution.

We currently use tools such as PlanSwift, Excel, and BEAM AI, and we are looking for someone who is comfortable learning and using modern estimating technology while applying strong human judgment and real-world construction experience.

How You Will Make an Impact

• Prepare complete estimates for civil and heavy construction projects involving earthwork, grading, drainage, underground utilities, and site development.
• Review plans, specifications, geotechnical reports, addenda, and bid documents to identify scope, quantities, risks, and requirements.
• Perform and validate takeoffs using digital estimating and takeoff tools.
• Develop labor, equipment, material, subcontractor, and production-cost assumptions.
• Solicit and evaluate pricing from vendors and subcontractors to ensure complete scope coverage.
• Identify bid risks, scope gaps, constructability issues, and potential value-engineering opportunities.
• Help determine which projects are the best fit for the company to pursue.
• Work directly with ownership to improve estimating systems, templates, workflows, historical cost data, and operating procedures.
• Support the continued adoption of technology, including AI-assisted takeoff tools, while maintaining strong human review and accountability.
• Assist with preliminary project sequencing and bid-level scheduling when needed.
• Participate in project turnover and preconstruction coordination with operations and field leadership.
• Communicate professionally with vendors, subcontractors, owners, and internal stakeholders throughout the estimating process.

Required Qualifications & Experience

• Minimum 5 years of estimating or preconstruction experience in civil, sitework, utility, or heavy construction.
• Strong experience estimating scopes such as:
• Earthwork
• Grading
• Underground utilities
• Storm drainage
• Site development
• Ability to independently review civil plans and specifications and develop a complete estimate.
• Strong understanding of labor, equipment, production rates, materials, and subcontractor pricing.
• Experience with digital takeoff or estimating software.
• Strong Excel skills and general comfort working with technology.
• Ability to identify missing scope, conflicting information, and project risk before bid submission.
• Strong communication and organizational skills.
• Valid driver's license and ability to make periodic local site visits when needed.

Preferred Qualifications & Experience

• Experience with PlanSwift or similar takeoff software.
• Experience with estimating platforms such as HCSS HeavyBid, B2W Estimate, or comparable systems.
• Experience with Procore or other construction management platforms.
• Familiarity with Microsoft Project or similar scheduling software.
• Experience implementing or improving estimating systems, databases, templates, or standard operating procedures.
• Experience with AI-assisted estimating or takeoff technology.
• Prior BEAM AI experience is not required.
• Prior field supervision, project management, or hands-on heavy civil construction experience.
• Experience estimating both public-sector and private-sector work.
• Bachelor's degree in Construction Management, Civil Engineering, or a related field is preferred but not required.

• Help ownership build a more scalable and consistent estimating process.
• Increase the company's capacity to pursue and evaluate more opportunities without sacrificing bid quality.
