JOB DESCRIPTION SUMMARY Position performs technical and mechanical work that ensures the physical aspects of the building, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and overall functionality. JOB DESCRIPTION Property Name: NOVEL University Place Location: Charlotte, NC Property Type: Garden Stage: Stabilized Unit Count: 311 Schedule: Monday-Friday + rotating on-call schedule ESSENTIAL RESPONSIBILITIES Complete assigned work orders from resident requests for service, preventative maintenance, diagnosing defects and making repairs in accordance with policies, procedures, safety standards, and code requirements. Complete the “make‑ready” process to prepare vacant apartments for leasing and new move‑ins, including pre‑move‑out inspection, creating a punch list of maintenance work, scheduling vendors and contractors, obtaining supplies and materials, completing maintenance tasks, and inspecting finished work. Follow procedures for accessing and obtaining materials, supplies, equipment, and tools from the maintenance department, track inventory used, return unused items to the established location, and notify the maintenance supervisor about re‑ordering needs. Complete documentation and paper work in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked. Assist in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed. Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible, being waste‑free with materials and supplies, and practicing correct use of tools and equipment. OTHER RESPONSIBILITIES Comply with the company’s safety and risk‑management policies by attending and participating in routine safety meetings, completing required training on OSHA and other safety laws, and reporting accidents and incidents promptly and accurately. Periodically inspect work performed by contractors, vendors, and other service providers to verify that the work, materials, and services meet quality standards, scope and specifications as required. Assist in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management. PHYSICAL DEMANDS Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance. Occasional travel may be required to assist other properties, attend trainings, business meetings, or other situations. Work a flexible schedule, including call hours during evenings, weekends, and holidays. REQUIRED LICENSES OR CERTIFICATIONS EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians). All certifications required by state and local jurisdictions (applies to all Service Technicians). Valid driver’s license to operate a golf cart on property, if applicable. Hourly Range: $23.00 – $25.00 ADDITIONAL COMPENSATION Corporate Positions: possible participation in a quarterly or annual bonus program based on individual and company performance.
