Discover more at about us and our communities at Position Summary In this role, you will report to the Property Manager and partner with them to ensure apartment homes and facilities are maintained to 11Residential's quality standards. You will be the leader for all maintenance related activities and projects at your dedicated site. You will also leverage your knowledge and expertise to train and develop other maintenance team members when applicable. What You’ll be Doing Supervise and schedule maintenance activities for the community. Determine weekly service request and apartment make-ready schedules. Respond,coordinate, andcompleteresident service requests for occupied units. Complete or support the completion of make-ready activities forvacantunits, ensuring all repairs arecompleted;units meet standards, and all trash is removed before, during, and aftercompletion. Regularly communicatewith theon-siteoffice teamandupdateappropriate systemswhenwork orders andmake-readies are completed andready to be shown. Conduct daily property walks to inspect building exteriors, parking lots, andcommon areastoidentifyand address maintenance needs. Oversee andmaintainlandscaping, grounds, and exterior property features to ensure consistent curb appeal. Regularly inspect equipment and make recommendations for any repairs or replacements. Periodically check the progress of each maintenance team memberand ensure the quality of their work. Conduct one-on-one training with employees that may need toenhance theircurrent skills or learn new skills. Adhere to all safety guidelines and periodically complete written property safety audits. Order supplies and manageyour site’smaintenance budget. Provide input toPropertyManager indeterminingneeds fornextfiscal year’s budget. Respond and resolve maintenance emergencies, during and after scheduled work hours. Assistother11 Residential locations, if needed, to support overallmaintenancegoals. Fulfill any other duties assigned by management based on business needs. Education and Qualifications 2+ years of experience in multifamily property maintenance, facility maintenance, or another related field is required. Must be able to troubleshoot and repair plumbing systems, electronic systems, appliances, HVAC, pool and spa equipment or any other systems at the dedicated community. WorkingexperienceusingHappyCooranothersimilar property maintenancesoftware is highly preferred. Familiarity withMicrosoft Office Suiteto communicate efficiently with management, teammates,andresidents. Mustpossessa high levelof integrity and compassion with an emphasis on teamwork, inclusion, growth, and customer service. Must be able to meet the physical requirements of the joband work with paints, pool chemicals, and other potentially hazardous materials in compliance with safety standards. Ability to work both indoors and outdoors in varying weather conditions, including exposure to heat, cold, and other environmental elements. An EPA Type II or EPA Universal license is preferred. A CAMT or another industry related certification is a plus. Available to be on a rotating on-call schedule for emergencies outside of normal working hours. High School Diploma/GED required. Must hold and maintain a valid driver's license. Must be able to work on-site. This position isnot eligible for remote work. Compensation The hourly compensation range for this position is $34 to $36 per hour (depending on experience and skills). Exciting growth and development opportunities. Physical Requirements Lift, push, and pull up to 100 pounds. Walk the properties several times daily, up to 10 miles a day. Walk on uneven surfaces and climb several flights of stairs on a regular basis. Visually and audibly observe and detect signs of emergency. Sit, stand, reach, bend, and stoop for extended periods of time. Use standard maintenance equipment. Ability to work in indoor and outdoor environments with exposure to varying weather conditions, including heat, cold, ice, snow, dry conditions, and other inclement weather. Speaking and expressing or exchanging ideas by means of written and spoken word. Convey detailed or important spoken instructions to other workers accurately, loudly, or quickly.
