Job Overview The Groundskeeper has the responsibility for the overall upkeep of the property exterior landscape and common areas of property. Duties include but are not limited to cleaning of the driveways, parking lots, curbs, dumpster areas, exterior hallways, or any other public areas; maintenance of property flowerbeds, plants, grass areas; snow removal; and pool cleaning or routine pool maintenance. Key Responsibilities Maintain daily upkeep of grounds and appearance of the property. Ensures all common areas, office spaces, and amenities are always neat and free of litter inside and outside of the property. Mow, trim, and edge lawns and flowerbeds using hand mower or power mower. Trim and edges around walks, flower beds, and walls, using clippers, weed cutters, and edging tools; prunes shrubs and trees to shape and improve growth or remove damaged leaves, branches, or twigs, using shears, pruners, or chain saw. Spray lawn, shrubs, and trees with fertilizer, herbicides, and insecticides, using hand or automatic sprayer. Rake and dispose of leaves from property grounds. Pick up exterior and interior litter; empties and sanitizes trash containers. Shovel snow from walks and driveways when necessary. Spread salt on public passageways to prevent ice buildup. Plant grass, flowers, trees, and shrubs, using gardening tools. Water lawn and shrubs, using hose or by activating fixed or portable sprinkler system. Removes trash and remaining items from vacant apartments prior to starting make ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas. Repair and paint fences, gates, walls, walkways, and building exteriors using carpentry and masonry tools. Assist with cleaning and maintaining pool and surrounding areas. Clean out drainage ditches and culverts, using shovel and rake. Perform ground maintenance duties, using tractor equipped with attachments, such as mowers, lime or fertilizer spreaders, lawn roller, and snow removal equipment. May sharpen tools, such as weed cutters, edging tools, and shears, using file or knife sharpener. May make minor repairs on equipment, such as lawn mower, spreader, and snow removal equipment, using hand tools and power tools. Must be able to work flexible schedule which may include working special events and/or weekends. The job description is not an all‑inclusive list of functions and tasks. Job functions may be added, deleted, or modified at any time by the company without prior verbal or written notification. Qualifications High School Diploma or General Education Diploma (GED). Working knowledge of grounds maintenance, landscaping, experience. Basic knowledge of interior/exterior maintenance, hand tools and cleaning equipment. Competencies Ability to work independently with minimal supervision. Excellent time management skills: ability to prioritize work functions and keep track of activities completed and yet to do. Regular attendance, punctuality and dependability. Shows concern for quality, accuracy, and completeness of assigned work duties. Follows established procedures and best practices for ensuring safety on the job and promotes safety within the work environment. Hourly: $17-18 per hour The hourly rate is between $17.00 and $18.00 per hour for this position. Hourly rate will be determined on an individualized basis taking into account a wide range of factors including, but not limited to, relevant skills, experience, education, and, where applicable, licenses or certifications held. In addition to base salary and a competitive benefits package, this position may be eligible for additional types of compensation including discretionary bonuses.
