Maintenance Supervisor

Supervise workers performing installation, maintenance and construction repair work on County buildings and grounds in compliance with maintenance codes and adherence to safety regulations and within the guidelines of County building codes and supervisory instructions. Works with co-workers, employees, vendors, and state inspectors to maintain the county building maintenance needs.

Principal duties and responsibilities include:

• Organizing, prioritizing and assigning work; developing employee schedule to ensure adequate coverage and control; ensuring that subordinates have the proper resources needed to complete the assigned work; monitoring status of work in progress and inspecting completed work; consulting with assigned staff to assist with complex/problems situations and provide technical expertise; and providing progress and activity reports to management. Prepares or completes various forms, reports, correspondence, checklists, work orders, notices, maintenance records, or other documents. Communicates with supervisor, other departments, employees, the public, and other individuals as needed to coordinate work activities, review status of work, exchange information, or resolve problems.
• Supervising building maintenance, repair, and modification projects: writing and receiving work orders; prioritizing and scheduling work; determining and coordinating necessary equipment, materials, and manpower to complete projects and work orders; planning most efficient use of resources; assigning projects and work orders to appropriate staff; redirecting or reassigning workers in response to emergencies or changes in priorities; monitoring progress in meeting project deadlines; and responding to problems or emergency situations.
• Monitoring, participating in, and inspecting work activities to ensure operational efficiency: coordinating general maintenance and repair work on buildings, equipment, and related facilities; and monitoring and assisting staff and/or contractors in performing skilled, semi-skilled, and manual work involving building maintenance, building renovation, carpentry, electrical, mechanical, plumbing, heating and air conditioning, or other projects.
• Supervising, directing, and evaluating assigned staff, processing employee concerns and problems, directing work, counseling, disciplining, and completing employee performance appraisals.
• Ensuring adherence to established safety procedures: monitoring work environment and use of safety equipment to ensure safety of employees and other individuals; placing safety cones, markers, or signs to alert employees/citizens of work areas, wet floors, or other potential hazards; locking/securing chemical storage areas; and initiating any actions necessary to correct deviations or violations.
• Supervising and conducting maintenance inspections of buildings, equipment, and facilities to identify potential problems, unsafe conditions, needed repairs, or other situations requiring attention: issuing work orders for maintenance/repair work; and reporting damage/vandalism, potentially hazardous/dangerous situations, or other problems to appropriate personnel.

Required minimum qualifications include:

• High School diploma or GED; Associates Degree in facilities maintenance or related field preferred.
• Five (5) years of experience in carpentry, painting, electrical, plumbing and maintenance work; Five (5) years of experience with increasing responsibility or in a supervisory position preferred.

Knowledge/Skills/Abilities include:

• Considerable knowledge of carpentry, plumbing, electrical, construction, and maintenance principles, practices, procedures, hazards and safety methods.
• Familiarity with standard practices, tools and terminology of the construction maintenance trade.
• Ability to supervise employees.
• Ability to prioritize and assign work.
• Ability to manage vendor relations.
• Ability to develop and oversee preventative maintenance programs.
• Good communication and interpersonal skills as applied to interaction with coworkers, supervisors, and the public.

Licensing/Certification includes:

• Licensing as a journeyman or master in a related building trade preferred.
• Possession of a valid driver's license with good driving history. If State license is other than Georgia or South Carolina, applicant must obtain a license in Georgia or South Carolina within 30 days of employment.

Other includes:

• This position requires staff call up in an emergency situation.
• Travel from office to other locations is required of this position.
• This position does require driving a county vehicle and the driver must be at least 21 years of age.

• Physical Abilities: Tasks require the ability to exert heavy physical effort in heavy work, with greater emphasis on climbing and balancing, but typically also involving some combination of stooping, kneeling, crouching, and crawling, and the lifting, carrying, pushing, and/or pulling of moderately heavy objects and materials (20-50 pounds); may occasionally involve heavier objects and materials (up to 100 pounds).
• Sensory Requirements: Some tasks require the ability to perceive and discriminate colors or shades of colors, sounds, depth, texture, and visual cues or signals. Some tasks require the ability to communicate orally.
• Environmental Factors: Performance of essential functions may require exposure to adverse environmental conditions, such as dirt, dust, pollen, odors, wetness, humidity, rain, temperature and noise extremes, fumes, hazardous materials, machinery, vibrations, electric currents, traffic hazards, bright/dim light, toxic agents, disease, pathogenic substances, animal/wildlife attacks, or animal bites.

Training & supervisory responsibility includes two to five staff.
