TITLE: Building Services Director

Pay: From $29.90 per hour

Summary

Responsible for the maintenance of a safe, functional, pleasant environment for the residents of the campus, including the physical plants and grounds. Responsible for maintenance, housekeeping and laundry services. Plans, directs and assists with remodeling projects, capital expenditures, associated equipment and machinery. Responsible for RJHC/HSCL Central Supply.

Supervision and Management

Reviews time records for accuracy of department personnel hours worked.

Authorizes and/or orders supplies as needed by the department, following budget guidelines.

Responsible for hiring, disciplining, evaluation and termination of department staff according to company policy and procedure.

Administers company policies and procedures.

Uses staff and resources efficiently and effectively.

Supervises maintenance of standards of engineering, housekeeping and laundry production. Complies with applicable local, state and federal regulations.

Responsible for staffing schedules, required to be "on-call" for department.

Maintenance and repair -Directs the maintenance technicians, assists with hands-on work as needed. 

 

Departmental and Campus Activities

Develops short and long-range department plans and programs.

Writes, rewrites and updates the department policies and procedures.

Performs an annual review of the department.

Ensures a neat, orderly work area.

Responsible for ordering, maintenance and economical use of supplies and equipment, under budgetary guidelines.

Plans, conducts and evaluates orientation and in-service programs for the department including regular staff meeting.

Attends scheduled supervisor's meetings and other meetings as assigned.

Works with supervisor in developing annual department budget.

Keeps record/receipts of expenditures, prepares purchase orders.

Processes and forwards accounts-payable data and other billing information to the bookkeeper as required.

Communicates on a regular basis with supervisor about department problems.

Interacts with residents whenever possible to promote communication and obtain new ideas for enhancing their well-being and quality of life.

Responsible for RJHC/HSCL Central Supply

In charge of Supply Stock/Inventory maintenance including:

Orders/Purchases nursing supplies such as gloves and personal care product.

Orders/Purchases Pharmacy and Medical supplies and equipment.

Receives deliveries and organizes returns.

Distributes supplies and maintain stock on the floor, stock nursing supplies daily as needed and ensuring an adequate supply of protective garments and other nursing supplies available to staff.

Maintain pharmacy and storeroom inventory levels, stock rotation and removal of expired product.

Keep accurate inventory of all supplies and track utilization.

Perform regular price comparisons and market research to ensure economical practices.

Maintain organization in the pharmacy.

Update databases and manage user log-ins.

Supply and maintain isolation carts and crash carts.

Assist nursing and other staff with questions and training about medical supplies, inventory systems management tools, and other relevant issues.

Monitors data reports. Reconciles invoices and distribution of costs to appropriate cost center.

Supervisory Responsibilities

This position is responsible for supervising Painter, Maintenance Technicians, Utility Floor Person, House Keepers and Laundry Aids.

 

Working Environment and Physical Demands

Working Environment: Works in a well-lighted and well-ventilated facility. Also works outdoors and may be exposed to excessive heat or cold. May be exposed to confused, belligerent or physically aggressive residents. May be exposed to contagious diseases and mental stress. Works closely with others and at other times works alone. Hours of work can be irregular. Has frequent exposure to dust, noise, heat, chemical fumes, gases, chemicals, grease, oils and solvents. Walking surfaces can be slippery or uneven. May be exposed to radiant and electrical energy. Works with and around machinery with moving parts. At times works below ground. Must tolerate wearing plastic gloves and working with hands in water for extended periods of time. Walking surfaces can be slippery or uneven. Has frequent exposure to dust, noise, heat, chemical fumes, gases and chemicals. Pressure to meet many and varied deadlines.

 

Physical Demands: Sits, stands or walks for extended periods of time. Manual dexterity, good vision and hearing are required. Must be able to read product labels and distinguish colors.

 

Required Education

High School diploma or equivalent.

Required Experience

5 – 7 years

Required Experience & Certifications

Must possess a valid non-encumbered Oregon driver’s license.
