Job Description Summary This role manages the day‑to‑day operations of an assigned property, including managing team members, daily activities, and resources to achieve budgeted financial and operational goals. The position ensures compliance with company policies and regulations governing multi‑family housing operations. Job Description Property Type: Stabilized, Mid‑Rise Schedule: Monday‑Friday 9AM‑6PM Requirements: 3‑5 Years of Related Experience Housing Discount – eligible for full housing Position eligible for incentive‑based bonuses Preferred: Experience with workforce housing Responsibilities Provide input into budget development by analyzing financial statements and operational reports. Meet targeted revenues by setting rent rates, ensuring timely collection, and preparing monthly financial status reports. Approve vendor invoices, reconcile work performed, verify certificates of insurance, code charges, and manage vendor communication. Control expenditures within approved budget and manage petty cash fund balance. Oversee lease enforcement: approve applications, discounts, renewals; conduct inspections; process evictions and collect late fees. Analyze market and economic trends to implement marketing and leasing strategies for occupancy and revenue goals. Promote resident satisfaction by responding to complaints and ensuring timely resolution. Conduct property inspections to maintain safety, cleanliness, and appearance standards. Supervise staff: interview, hire, orient, train, and manage performance in accordance with company policies. Assist in client/owner relations: meet owners, conduct tours, provide performance updates. Complete various accounting, financial, administrative, and other reports as assigned. For California only: Manage lease process using the California Lease File Checklist to ensure compliance. Basic Knowledge & Qualifications Preferred: Bachelor’s degree in Business Management, Real Estate, or related field. 4‑6 years minimum of relevant experience in property management, sales, marketing, or customer service. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, capable of independent and collaborative work. Specialized Skills All required state and local licenses and certifications. Valid driver’s license for driving a golf cart on property; ensure staff with golf cart access also have valid licenses. Proficiency in internet, word processing, spreadsheets, and database programs. Strong proficiency in property management software (e.g., Entrata, Yardi, OneSite). Management and supervisory skills for hiring, directing, evaluating, and managing team members, including maintenance specialists. Travel / Physical Demands Work in an office environment with occasional exposure to outdoor elements. Physically access all exterior and interior parts of the property and amenities. Push, pull, lift, carry or maneuver up to 20 pounds independently and up to 50 pounds with assistance. Routine local travel for bank deposits, training, outreach events, or other job‑related activities. Compensation Salary range: $77,000 – $100,000 (Dublin). Additional Compensation Corporate positions: Eligible for quarterly or annual bonus programs based on individual and company performance. Onsite property positions: Eligible for weekly, monthly, and/or quarterly bonus programs. Benefits Competitive Medical, Dental, Vision, and Disability & Life insurance benefits.
