Construction Manager

The Construction Manager leads RTN's home repair projects from start to finish and serves as the primary point of contact for the homeowners we serve. Working across RTN's new initiative addressing property-standards violations in partnership with the City's codes department, this role begins with the homeowner at the assessment stage and stays with them through completion: scoping the work, coordinating contractors, and ensuring the repairs are done well. This is a hands-on, in-the-field role for someone who would rather be out in the community than behind a desk. It suits a person with solid construction knowledge and real patience for people: homeowners navigating difficult circumstances, contractors, city partners and RTN team members. The ability to work with them respectfully and build trust is essential to the job. Knowledge of permitting and codes is desirable. The Construction Manager reports to the Director of Programs and works closely with the Construction Coordinator, who provides documentation and administrative support. Classification & Reporting Reports to: Director of Programs Works closely with: Construction Coordinator (documentation and administrative support) Classification: Full-time, Exempt FLSA Status: Exempt Job Responsibilities What You'll Do Conduct home assessments. Visit homes to assess conditions, identify property-standards violations and safety issues, and gather what's needed to scope the project accurately, including in sensitive situations. Develop work scopes and manage bidding. Translate assessment findings into clear, actionable work scopes; run the contractor bidding process; select and coordinate contractors and trades through completion. Be the homeowner's main point of contact. Serve as the consistent, front-facing relationship from assessment through closeout, communicating clearly, setting expectations, and building trust, including with homeowners facing mental-health or hoarding-related challenges. Lead RTN's side of the codes department partnership. Serve as RTN's primary liaison to the City's codes department on property-standards violation cases, understanding case requirements, applying permitting knowledge, and guiding homeowners through what's needed to resolve a violation. Work as part of the team. Partner with the Director of Programs on scheduling and priorities, hand off documentation and paperwork to the Construction Coordinator, and contribute to volunteer build days as needed. Qualifications What We're Looking For Excellent interpersonal and communication skills; demonstrated ability to build trust with homeowners in difficult circumstances with dignity and respect. Minimum 3-5 years of construction or project management experience Experience conducting property or home assessments and translating findings into scopes of work Familiarity with codes, permitting, and property-standards violation processes (municipal codes experience a plus) Working knowledge of residential construction methods, materials, and tools Demonstrated experience with project budgeting, scheduling, and quality control Knowledge of OSHA safety standards and construction site safety protocols Bachelor's degree in construction management, engineering, or related field a plus; equivalent hands-on experience valued equally Strong organizational and time management capabilities Valid driver's license and reliable transportation Someone energized by community-facing, in-the-field work rather than a desk role Commitment to RTN's mission of serving low-income homeowners Alignment with RTN's mission and values of Optimism, Relationships, Trust, and Shared Decision Making Physical Requirements Move materials weighing 35-40 lbs repeatedly and unassisted, and 50-80 lbs occasionally or with assistance Navigate construction sites, including rough or uneven ground and obstacles Communicate effectively on construction sites with significant ambient noise Work Monday-Friday 8:30am-4:30pm with occasional evenings, weekends, and early mornings Reliable and independent transportation between office and construction sites Additional Information Annual salary range $68,000-73,000, commensurate with experience, organizational budget size, and nonprofit sector benchmarks in Nashville.
