Assistant Maintenance Supervisor

Responsibilities Perform various maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines. Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, ceramic tile repair. Perform various proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf-cart, elevator and more. Maintain work order system by ensuring all orders are completed on schedule to company standards and resident satisfaction. Daily inspection of the property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and identify issues requiring maintenance, repair or replacement. Assist with management of property emergencies—snow, inclement weather, fires, and floods. Promptly communicate with maintenance supervisor and property manager concerning all maintenance issues. Observe and promote safety and risk management per local, federal, state, and company rules. Help monitor response times for emergency on‑call/after‑hours maintenance assignments and address issues as needed; participate in on‑call rotation as necessary. Promote customer satisfaction by maintaining highest standards of cleanliness and curb appeal; interact courteously with residents. Foster a positive, collaborative relationship with residents, other properties and agencies. Conduct pre‑move‑in and post‑move‑out inspections and ensure timely completion of unit turns. Act as mentor to the maintenance team. Maintain a professional demeanor and appearance at all times, promoting the same to the team. Adhere to all components of the company risk management program. Complete special projects as assigned by maintenance supervisor or property manager. Education And Experience High school diploma or equivalent (required). Minimum two years of experience in the property management industry or a directly related field. Possess general maintenance and carpentry skills. Skills And Requirements Valid driver’s license, clean driving record and current auto insurance. Ability to read, write and understand English. Ability to use general office equipment: telephone, fax machine, printer, copier, key track system. Excellent customer service and interpersonal skills; ability to relate to others. Strong organizational and time‑management skills. Ability to multi‑task. Basic mathematical skills. Ability to cope with and defuse situations involving angry or difficult people. Ability to maintain confidentiality. Must maintain professional appearance and comply with prescribed uniform policy. Must comply with all safety requirements.
