The Regional Property Manager (Affordable Housing) will oversee the efficient operation of multiple property sites within the portfolio, ensuring compliance with regulatory requirements and maintaining strong relationships with property managers and external agencies. This role demands hands-on management, including site visits, budget preparation, and contract negotiation, to support the successful operation and maintenance of affordable housing properties.

Responsibilities

• Collaborate with Property Managers to ensure efficient day-to-day operations of assigned properties
• Interview, train, oversee, and evaluate administrative and maintenance staff supporting the portfolio
• Assist in preparing annual operating budgets and review Monthly Operating Reports for each property
• Conduct at least two site visits per month per property to monitor performance and compliance
• Prepare quarterly and annual monitoring reports for lenders and state agencies
• Engage with state agencies to address property compliance issues and be present during inspections
• Perform market studies and analyses to support annual rent increases
• Negotiate contracts and manage relationships with external service providers including landscaping, snow removal, HVAC, and painting contractors
• Develop and implement site-specific preventative maintenance plans in coordination with maintenance supervisors
• Ensure all vendor contracts are current and proper Certificates of Insurance (COIs) are maintained
• Guarantee compliance with Fair Housing Laws and Affirmative Fair Marketing plans
• Perform other duties as assigned to support portfolio goals

Required Qualifications

• Minimum 3 years experience as a Property Manager
• High school diploma required
• Self-motivated with strong initiative and consistent attendance
• Proficient in Yardi, Microsoft Excel, Word, and Outlook
• Experience with bookkeeping, accounts payable, accounts receivable, and budget preparation
• Excellent communication, problem-solving, and teamwork skills
• Effective leadership and time management with attention to detail
• Knowledge of building maintenance preferred

Preferred Qualifications

• Bachelor’s degree preferred but not required
• LIHTC certification preferred
• 3+ years of property management experience
