Real Estate Title Closer

We are seeking an experienced, detail-oriented, and highly organized Real Estate Title Closer to join our team. The ideal candidate will have extensive experience managing residential and/or commercial real estate transactions from contract to post-closing. This individual will independently oversee the entire closing process, ensuring compliance with all legal, regulatory, lender, and underwriter requirements while providing exceptional service to buyers, sellers, lenders, real estate agents, attorneys, and other stakeholders. The successful candidate is a proactive problem solver with a strong understanding of title insurance, escrow procedures, title curative matters, and closing regulations. This role requires excellent communication skills, the ability to manage multiple files simultaneously, and a commitment to accuracy and customer service. Key Responsibilities Full-Cycle Transaction Management Manage real estate transactions from receipt of purchase contract through post-closing. Review contracts, lender instructions, title commitments, surveys, and related closing documents. Coordinate all aspects of residential and commercial closings. Maintain complete ownership of assigned files while ensuring deadlines and contractual obligations are met. Communicate regularly with buyers, sellers, lenders, real estate agents, attorneys, mortgage brokers, and vendors throughout the transaction. Title Examination & Curative Coordination Review title commitments for accuracy and completeness. Identify title defects, liens, judgments, easements, restrictions, probate issues, and other title concerns. Coordinate title curative efforts and obtain necessary documentation to clear title. Work closely with underwriters regarding underwriting requirements and approvals. Resolve title issues prior to closing while minimizing delays. Closing Preparation Prepare settlement statements, Closing Disclosures (CD), ALTA Settlement Statements, HUDs (where applicable), escrow instructions, and closing packages. Balance all financial figures and verify lender funding requirements. Coordinate payoff statements, HOA estoppels, tax information, municipal lien searches, and utility information. Ensure compliance with lender instructions, underwriter requirements, CFPB/TRID regulations, and company policies. Schedule closings and coordinate signing appointments. Closing Execution Conduct in-person and/or remote closings professionally and efficiently. Explain settlement documents and closing procedures to all parties. Ensure proper execution and notarization of documents. Verify identity and compliance with anti-fraud procedures. Answer closing-related questions while maintaining neutrality and professionalism. Escrow & Funds Management Manage escrow accounts in accordance with state regulations and company policies. Receive, verify, and disburse funds accurately. Balance escrow files before and after closing. Coordinate wire transfers and funding. Maintain strict adherence to escrow accounting procedures and security protocols. Post-Closing Responsibilities Audit completed files for accuracy. Prepare recording packages. Coordinate recording of deeds, mortgages, releases, and other legal documents. Issue title insurance policies. Ensure timely disbursement of remaining funds. Complete post-closing follow-up until files are finalized. Customer Service Serve as the primary point of contact throughout the transaction. Build and maintain positive relationships with clients and referral partners. Provide exceptional service while managing expectations and resolving issues promptly. Handle complex transactions with professionalism and confidentiality. Required Qualifications Minimum 5+ years of experience as a Real Estate Title Closer, Escrow Officer, or Closing Agent. Extensive experience handling full-cycle residential real estate closings from contract through post-closing. Commercial closing experience is strongly preferred. Thorough understanding of title insurance practices and escrow procedures. Strong knowledge of: Title commitments ALTA Settlement Statements Closing Disclosures (CD) TRID compliance CFPB regulations Recording requirements Escrow accounting Experience resolving complex title issues and coordinating title curative. Ability to independently manage a high-volume pipeline while maintaining accuracy. Experience working directly with lenders, attorneys, real estate professionals, and underwriters. Preferred Qualifications Licensed Title Agent (where required by state law). Notary Public commission. Experience with residential, commercial, refinance, cash, REO, builder, and investment property transactions. Experience with multi-state transactions is a plus. Knowledge of 1031 exchanges is preferred. Familiarity with probate, trust, and estate transactions. Maintain complete, accurate, and audit-ready files. Education High school diploma or equivalent required. Associate's or Bachelor's degree in Business, Finance, Real Estate, Legal Studies, or a related field is preferred.
