Title: Director of Facilities and Buildings Department: Physical Plant Pay Grade: 12 Revision Date: 6/22/2026 Location: Academic Technical Center Approved by: President Position Summary The Director of Facilities and Buildings provides strategic planning, leadership, budgeting, compliance, capital projects, and oversight for the maintenance, operation, safety, and improvement of all college facilities and grounds. This position is responsible for ensuring that campus buildings, infrastructure, and physical assets are maintained in a safe, efficient, and attractive manner that supports the mission of the College. The Director leads facilities personnel, manages maintenance and construction projects, oversees vendor relationships, and develops long‑term plans for campus improvements and capital investments. This position supervises the Maintenance Supervisor, Maintenance Technicians, Custodial Staff, Grounds Personnel, and contracted service providers as assigned. Leadership and Administration Provide leadership, direction, and supervision for facilities, maintenance, custodial, grounds, and building operations staff. Establish departmental goals, priorities, and performance expectations while fostering a culture of accountability, professionalism, and customer service. Develop, implement, and monitor preventative maintenance programs to maximize the life cycle of campus assets and equipment. Evaluate staffing needs and recommend organizational improvements to enhance operational efficiency. Respond proactively to facility‑related concerns and implement solutions to prevent recurring issues. Facilities and Building Operations Oversee the maintenance, repair, and operation of all campus buildings, grounds, utilities, and infrastructure. Maintain working knowledge of building systems including HVAC, plumbing, electrical, carpentry, roofing, fire protection, and access control systems. Conduct regular inspections of facilities and grounds to identify maintenance needs, safety concerns, and opportunities for improvement. Coordinate emergency repairs and ensure timely resolution of facility issues. Ensure facilities are maintained in compliance with applicable codes, regulations, and accreditation standards. Project and Construction Management Plan, coordinate, and oversee renovation, construction, and capital improvement projects. Develop project scopes, timelines, budgets, and specifications. Manage contractors, architects, engineers, and vendors to ensure projects are completed on time and within budget. Monitor project quality and ensure adherence to safety and regulatory requirements. Recommend long‑range facility improvements and capital replacement schedules. Budget and Resource Management Develop and administer departmental operating and capital budgets. Monitor expenditures and identify cost‑saving opportunities without compromising quality or safety. Prepare budget recommendations related to facilities maintenance, equipment replacement, and capital improvements. Oversee procurement of equipment, materials, and services. Safety and Compliance Ensure compliance with federal, state, and local regulations related to facilities management, occupational safety, environmental standards, and building operations. Collaborate with campus leadership to maintain emergency preparedness plans and business continuity efforts. Lead facility‑related risk management initiatives and corrective action plans. Maintain records, inspections, permits, and documentation required by regulatory agencies. Customer Service and Campus Support Collaborate with faculty, staff, students, and community partners to address facility needs and support campus activities. Develop processes for prioritizing and tracking maintenance requests. Ensure facilities support a positive learning and working environment. Provide recommendations to senior leadership regarding campus facilities planning and operational improvements. Other duties as assigned. Demonstrated knowledge and professional skills in HVAC, plumbing, electrical, carpentry, and general building maintenance systems. Experience supervising employees and managing budgets. Preferred Qualifications Experience in higher education, public sector, or institutional facilities management. Professional certifications related to facilities management, construction management, or building operations. Experience managing capital improvement and construction projects. Knowledge of preventative maintenance software and work‑order management systems.
