SUMMARY: The Maintenance Manager oversees all aspects of Bear Country, Inc.?s areas: Jellystone Park-Caledonia, Bear Paw Adventure Park, and 7-Mile Office Building in accordance with the Company mission statement to ?Make Memories Worth Repeating?, including maximization of guest satisfaction, financial performance, and staff development within established quality standards.

ESSENTIAL DUTIES and RESPONSIBILITIES of the BPB MANAGER:

The Maintenance Manager will have a solid understanding of plumbing and electrical systems as well as carpentry, HVAC, and other crafts. They will be well-versed in all maintenance process and health and safety regulations. The ideal candidate will also have aptitude in undertaking administrative tasks such as running the property work order management system, reporting, budgeting, etc. Position duties include, but are not limited to, the following:

• Estimates annual maintenance budget
• Maintains costs within the budget and quickly communicates issues that might result in a need for additional funding to CEO.
• Identifies current and future maintenance needs; resource planning
• Makes sure that the department meets legal and OSHA requirements
• Get approval from CEO and oversees different capital projects
• Reviews and approves vendor bids (like those for replacement parts)
• Helps with the development and implementation of proactive maintenance strategies and maintenance programs
• Develops a preventive maintenance program to make sure facilities are keeping in top condition.
• Monitor and administer workload management system (delegating work orders electronically to correct staff/department)
• Carry out inspections of the buildings and cabins to identify and resolve issues
• Provides regular reports to top management
• Provides leadership and guidance to all maintenance personnel
• Makes sure that the maintenance team is properly staffed (with qualified maintenance staff), administers scheduling and payroll for maintenance/grounds staff.
• Other duties as assigned

 

SUPERVISORY RESPONSIBILITIES: Typically, directly supervises 15 to 45 associates. Direct reports include Facilities Manager, Special Projects Manager, Grounds Manager, and Maintenance management. Carries out supervisory responsibilities in accordance with the Company?s policies, training programs, and applicable laws.

Responsibilities include scheduling manager, timecards/payroll, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to stand; walk; use hands to handle, or feel; reach with hands and arms; stoop, kneel, crouch, or crawl; and talk or hear. The employee must regularly lift and/or move up to 10 pounds and frequently lift and/or move up to 25 pounds. The employee must be able to see differences in widths and lengths of lines such as those on graphs.
