Maintenance Manager JOB CLASSIFICATION Pay grade level: Grade 15 Compensation: $61,187-$84,132. Compensation will be commensurate with education and experience. Employee category: Staff Department: Facility Services Reports to: Assistant Director of Facility Services FLSA status: Exempt Job Code: FF048FTEMAM Location: Primarily Main Campus, but any other college location as assigned by the appropriate administrator SUMMARY The Maintenance Manager is responsible for the overall leadership, administration, and coordination of maintenance operations across all College facilities. Reporting to the Assistant Director of Facility Services, this position provides direct supervision to Maintenance Supervisors and oversees the planning and corrective maintenance programs. The Maintenance Manager ensures the effective operation of building systems, regulatory compliance, workforce development, resource allocation, and maintenance-related capital projects in support of the College’s educational mission. POSITION DESCRIPTION Directly supervise Maintenance Supervisors and provide leadership to maintenance personnel across all locations. Establish operational goals, service standards, performance expectations, and departmental priorities. Monitor staffing levels, workload distribution, and workforce productivity to ensure efficient operations. Conduct performance evaluations and provide coaching, mentoring, and professional development opportunities. Participate in employee recruitment, hiring, onboarding, training, and retention efforts. Administer corrective action and disciplinary escalation in accordance with College policies and procedures. Promote a culture of safety, accountability, customer service, teamwork, and continuous improvement. Oversee daily maintenance operations for all College-owned facilities, buildings, systems, and infrastructure. Ensure effective planning, scheduling, and completion of preventative, predictive, and corrective maintenance activities. Monitor work order management processes and ensure timely completion of maintenance requests. Conduct routine inspections of facilities and building systems to identify maintenance needs and operational deficiencies. Coordinate maintenance activities involving HVAC, plumbing, electrical, carpentry, painting, locksmith, low voltage, and general trades functions. Evaluate maintenance operations and implement process improvements to enhance efficiency and service delivery. Maintain accurate maintenance records and reports utilizing the College’s Computerized Maintenance Management System (CMMS). Coordinate maintenance-related capital improvements, renovations, equipment replacements, and facility improvement projects. Assist with project planning, budgeting, scheduling, and implementation. Develop scopes of work and technical specifications for maintenance and repair projects. Obtain bids, quotes, requests for proposals (RFP’s), and requests for qualifications (RFQ’s) in accordance with College procurement procedures. Coordinate and oversee contractors, vendors, consultants, and inspectors to ensure quality workmanship and compliance with contract requirements. Assist with permit acquisition and regulatory approvals as required. Support facility asset management initiatives, including equipment inventories, asset lifecycle planning, condition assessment, and development of maintenance and capital renewal priorities. Monitor maintenance operations to ensure adherence to safety standards and risk management practices. Assist the Assistant Director of Facility Services with budget planning, expenditure monitoring, and resource allocation. Monitor inventory levels and recommend purchases of maintenance materials, supplies, and equipment. Respond to facility emergencies, service interruptions, and urgent maintenance issues. Participate in an on-call rotation to provide after-hours support as needed. Coordinate emergency repairs and recovery efforts to minimize operational disruptions. Serve as acting operational lead for maintenance activities in the absence of the Assistant Director of Facility Services when assigned. Perform other duties as assigned. KNOWLEDGE, SKILLS, AND ABILITIES Knowledge of how to use and operate hand tools, power tools, and equipment found in large facilities. Thorough knowledge of facility maintenance operations, building systems, and construction practices, including HVAC, plumbing, electrical, carpentry, and general trades maintenance. Knowledge of preventative and predictive maintenance programs, asset management principles, and computerized maintenance management systems (CMMS). Ability to analyze facility conditions, identify operational needs, and implement effective maintenance and repair solutions. Knowledge of applicable building codes, safety regulations, environmental requirements, and industry standards. Excellent written, verbal, and interpersonal communication skills with the ability to build and maintain productive working relationships with students, faculty, staff, contractors, vendors, and the public. Demonstrate commitment to supporting a diverse, equitable, and inclusive campus community. Ability to work independently while fostering a collaborative, customer-focused, and service-oriented work environment. Strong leadership and supervisory skills with the ability to effectively manage, develop, and evaluate supervisors and maintenance personnel. Proficiency with Microsoft 365 applications and other technology systems used to support facility operations. Ability to plan, organize, prioritize, and coordinate multiple projects, maintenance activities, and competing deadlines. Strong project management, contractor oversight, and contract administration skills. Effective budget management and resource allocation skills. Strong analytical, problem-solving, decision-making, and organizational skills. Ability to read and interpret blueprints, schematics, technical drawings, specifications, and maintenance manuals. Ability to respond effectively to emergencies and make sound decisions under pressure. MINIMUM QUALIFICATIONS Associate degree or higher or equivalent of three (5) years of work experience in maintenance, facility services, or a related field Five (5) years of progressively responsible experience in facilities maintenance, building operations, construction, or a related field. Three (3) years of supervisory experience, including responsibility for managing staff, work assignments, performance evaluations, and personnel development. Experience coordinating maintenance activities across multiple building systems and trades. Experience utilizing computerized maintenance management systems (CMMS) or similar work order management systems. Experience reading and interpreting blueprints, schematics, technical drawings, and specifications. Must have and maintain a current valid driver's license and a clear driving record. PREFERRED QUALIFICATIONS Bachelor’s degree in Facilities Management, Construction Management, or a related field. Seven (7) or more years of progressively responsible facilities maintenance experience. Experience supervising supervisors, leads, or multiple maintenance trades in a large institutional, educational, healthcare, government, or commercial environment. Experience managing maintenance budgets, contracts, and capital improvement projects. Experience implementing preventative maintenance, asset management, and facility condition assessment programs. Experience working in higher education or a public sector environment. WORKING CONDITIONS Physical ability sufficient to lift 50 lbs. of material and carry several feet. Physical ability to work around the clock. Physical ability is sufficient to work in extreme varying temperature ranges. Hearing ability sufficient to notice alarms and mechanical malfunctions. Visual ability is sufficient to drive vehicles. While performing the duties of this job, the employee is frequently required to stand, talk, hear, walk, and sometimes sit. Occasionally, the employee will bend or twist at the neck more than the average person. While performing the duties of this job, the employee may occasionally push or lift items. The employee is directly responsible for safety, well-being, and work output. Specific vision abilities required by this job include close vision such as the ability to read handwritten or typed material, and the ability to focus. This position requires the individual to meet multiple demands from several people and interact with the public and other staff. WORK SCHEDULE Monday through Friday 6:00 A.M. – 2:30 P.M. Must be able to work a variable schedule/hour to meet operational needs.
