Asbestos Air Monitoring & Building Inspector

We are seeking an experienced Asbestos Air Monitoring & Building Inspector who is committed to technical excellence, regulatory compliance, and exceptional client service. This position offers the opportunity to work on a diverse portfolio of environmental projects while advancing within a growing environmental consulting organization.

The Asbestos Air Monitoring & Building Inspector is responsible for performing asbestos air monitoring, asbestos inspections, asbestos spill response and delineation, environmental sampling, regulatory compliance evaluations, project oversight, technical report writing, protocol development, and technical reporting on projects throughout Colorado .

The successful candidate will work independently in the field while collaborating closely with project managers, contractors, laboratories, regulatory agencies, and clients to ensure projects are completed safely, efficiently, and in full compliance with applicable federal, state, and local regulations.

Essential Responsibilities

• Perform asbestos air monitoring during abatement, renovation, demolition, restoration, and emergency response projects.

• Conduct aggressive air sampling and final clearance monitoring in accordance with Colorado Regulation No. 8 and applicable federal regulations.

• Perform final visual inspections following asbestos abatement activities.

• Conduct asbestos building inspections in commercial, industrial, healthcare, educational, governmental, and residential facilities.

• Investigate, delineate, assess, and document asbestos spills and releases , including major asbestos spills.

• Coordinate asbestos spill response activities and provide technical guidance regarding containment, cleanup, and regulatory compliance.

• Collect air, bulk, dust, wipe, and other environmental samples while maintaining proper chain-of-custody documentation.

• Coordinate laboratory analysis with NVLAP-accredited laboratories and review PCM and TEM analytical results.

• Monitor contractor work practices and document compliance with asbestos regulations and project specifications.

• Evaluate containment systems, engineering controls, decontamination procedures, and negative-pressure systems during asbestos abatement projects.

• Prepare detailed field notes, inspection reports, asbestos spill delineation reports, technical reports, written protocols, sampling plans, and project documentation.

• Interpret analytical data and communicate findings clearly and professionally to clients, contractors, project managers, and regulatory stakeholders.

• Coordinate with building owners, contractors, laboratories, regulatory agencies, and other project stakeholders.

• Maintain quality assurance and quality control procedures throughout all phases of project execution.

• Assist in developing site-specific work plans, written protocols, sampling strategies, SOPs, and technical guidance documents.

• Assist project managers with project scheduling, budgeting, client communications, and project coordination.

• Mentor and provide technical guidance to junior environmental professionals.

• Travel throughout Colorado to support client projects. Limited overnight travel may occasionally be required.

Required Qualifications

• Current Colorado Asbestos Air Monitoring Specialist Certification .

• Current Colorado Asbestos Building Inspector Certification .

• Minimum of 2 years of asbestos consulting, air monitoring, environmental inspection, or related environmental field experience .

• Demonstrated experience performing asbestos air monitoring, clearance sampling, final visual inspections, and asbestos building inspections .

• Experience investigating and responding to asbestos spills, including major asbestos spills regulated under Colorado Regulation No. 8 .

• Strong working knowledge of Colorado Regulation No. 8, AHERA, NESHAP, EPA asbestos regulations, OSHA 29 CFR 1926.1101, and OSHA 29 CFR 1910.1001 .

• Ability to interpret regulatory requirements and provide technical recommendations.

• Excellent technical writing, documentation, and communication skills .

• Strong organizational, problem-solving, and time-management abilities.

• Ability to work independently while managing multiple projects.

• Proficiency with Microsoft Office and electronic field documentation software.

• Valid driver's license with an acceptable driving record.

• Ability to work safely in commercial, industrial, healthcare, educational, and construction environments.

Preferred Qualifications

• EPA-Accredited Lead-Based Paint Inspector Certification .

• EPA-Accredited Lead Risk Assessor Certification .

• Experience conducting mold investigations and moisture assessments .

• Experience conducting indoor environmental quality investigations .

• Experience supporting fire and water damage restoration projects .

• Experience conducting Phase I Environmental Site Assessments .

• Experience developing written protocols, SOPs, sampling plans, and technical guidance documents.

• Strong technical report writing experience.

• Associate's or Bachelor's degree in Environmental Science, Industrial Hygiene, Occupational Safety, Biology, Geology, Engineering , or a related field.

• Additional environmental certifications are highly desirable.

Physical Requirements

• Ability to wear respiratory protection and required PPE .

• Ability to lift and carry up to 50 pounds .

• Ability to climb ladders, work from elevated surfaces, and access crawl spaces, attics, and confined spaces.

• Ability to work indoors and outdoors in varying weather conditions.

• Ability to stand, walk, bend, kneel, and perform field activities for extended periods.
