The Role The Project Executive provides overall leadership and direction on large‑scale construction projects. Responsibilities include negotiating owner contracts, serving as the main contact for the project manager on budget, billing, and client satisfaction, and ensuring the fiscal success of each project. Responsibilities Provide leadership in business judgment and all financial and profitability aspects of projects. Participate extensively in the work acquisition process to define and develop project budgets and schedules that achieve profitability objectives. Set appropriate milestones and assign qualified staff to handle the scope and complexity of the project. Develop and maintain relationships with clients, owners, architects, and subcontractors to exceed client satisfaction standards. Oversee resource management from start‑up through close‑out, ensuring that owner expectations for budget, schedule, and quality, and Suffolk’s profitability objectives, are met or exceeded. Own the project from Pre‑Construction through Close‑Out, including: High‑level oversight of budget, costs, unexpected events, performance, and progress. Transition of day‑to‑day operations to project managers and superintendents from Preconstruction. Mentoring, training, and coaching staff. Representing Suffolk to owners, architects, consultants, government authorities, vendors, and subcontractors. Project Acquisition tasks (e.g., understanding owner needs, generating leads, RFP response, contract negotiation). Project Start‑Up/Turnover/Pre‑Construction responsibilities (assign staff, approve pre‑mobilization, lead turnover meetings). Project Operations: maintain budget, schedule, quality, and profitability objectives; comply with contract; monitor performance on site. People: monitor and evaluate field staff and managers; develop team; assist with sourcing and screening candidates. Financial Performance: cash management, accounts receivable, forecasting, P&L management. Schedule Performance: baseline schedule development, performance monitoring, lean planning implementation. Safety: champion site safety, ensure budget includes appropriate safety funding. Meeting Management: attend scheduled meetings, chair weekly staff meetings. Client Relationships: maintain continuous client contact and communicate performance perceptions to the project team. Qualifications Bachelor’s degree and 10‑15 years of construction management experience for a large‑scale general contractor or CM‑at‑Risk firm. Self‑perform experience is a plus. In‑depth knowledge of intricate commercial construction practices. Experience leading multiple successful project teams, including direct reports and external relationships. Working Conditions Regular office duty: long periods of sitting, use of keyboard, telephone, and writing. Many tasks involve standing, walking, and reaching with arms or hands.
