Job Summary As a Maintenance Technician, you will work to ensure apartment homes and facilities for your designated community are in good working order and maintained to quality standards for 11Residential. Primary responsibilities include prompt and courteous responses to service requests, ensuring there are an adequate supply of market-ready apartments to meet leasing demand, and maintaining property appearance which meets or exceeds standards. What you'll be doing Complete general maintenance tasks, including service requests, unit turns, and ensuring property curb appeal in a timely manner. Respond,coordinate, andcompleteresident service requests for occupied units with minimal callbacks. Complete make-ready activities forvacantunits, ensuring repairs arecompleted;units meet standards, and all trash is removed before, during, and aftercompletion. Troubleshoot and repair most major and all minor mechanical systems. Regularly communicatewith theon-siteoffice teamandupdateappropriate systemswhenwork orders andmake-readies are completed andready to be shown. Conduct daily property walks to inspect building exteriors, parking lots, andcommon areastoidentifyand address maintenance needs. Ensure property, vacant apartments and common areas are clean and appealing to current and prospective residents. Always provide professional customer service. May support other properties in the area per business needs. Respond and resolve maintenance emergencies, during and after scheduled work hours. Education and Qualifications 1+ years of experience in property maintenance, general maintenance/construction, or a related field. Multi-family property management experience is highly preferred. ExperienceusingHappyCooranothersimilar property maintenancesoftware is a plus. Familiarity withMicrosoft Office Suiteto communicate efficiently with management, teammates,andresidents. Strong verbal and written communication skills. Mustpossessa high levelof integrity and compassion with an emphasis on teamwork, inclusion, growth, and customer service. Must be able to meet the physical requirements of the joband work with paints, pool chemicals, and other potentially hazardous materials in compliance with safety standards. Ability to work both indoors and outdoors in varying weather conditions, including exposure to heat, cold, and other environmental elements. Available to be on a rotating on-call schedule for emergencies outside of normal working hours. A High School Diploma/GED is required. Must hold andmaintaina valid driver's license and reliable transportation. Must be able to work on-site and travel between properties. This position isnot eligible for remote work. Compensation The compensation range for this position is $22 to $26per hour (depending on experience and skills). Walk the properties several times daily, up to 10 miles a day. Walk on uneven surfaces and climb several flights of stairs on a regular basis. Visually and audibly observe and detect signs of emergency. Sit, stand, reach, bend, and stoop for extended periods of time. Use standard maintenance equipment. Ability to work in indoor and outdoor environments with exposure to varying weather conditions, including heat, cold, ice, snow, dry conditions, and other inclement weather. Speaking and expressing or exchanging ideas by means of written and spoken word. Convey detailed or important spoken instructions to other workers accurately, loudly, or quickly.
