Assistant Director of Facilities

Assistant Director of Facilities

Position Goal: To support the Director of Facilities in directing and managing assigned facility services and personnel of the District to ensure a safe, healthy, and comfortable environment for all District students and staff.

Essential Functions:

  1. Oversees day-to-day operations of assigned buildings' systems, including but not limited to custodial, HVAC, electrical, plumbing, and mechanical systems.
  2. Coordinates preventive maintenance programs in assigned buildings.
  3. Responds to work orders and maintenance requests in assigned buildings or otherwise ensures their prompt and effective resolution through delegation.
  4. Manages and supervises assigned personnel, including regular assignments, attendance, overtime, performance evaluation, and discipline.
  5. Assists in the development, implementation and comprehensive planning of procedures and systems to improve operational efficiency.
  6. Provides training and guidance for assigned personnel to ensure high standards of work.
  7. Fosters a collaborative and positive work environment.
  8. Acts as a liaison between principals and other district departments to facilities and maintenance personnel.
  9. Inspects all school buildings, grounds, and installations on a regular basis to determine the standard of workmanship, cleanliness, and completion of work.
  10. Responds to emergency duty caused by police calls, mechanical breakdowns, snowstorms, flooding, and other acts of nature during the evening and weekends.
  11. Assists in the recruitment, employment, assignment, transfer, discipline, promotion, demotion, or dismissal of facility service staff.
  12. Organizes and implements an orientation program and ongoing professional development on proper operation and maintenance of school facilities for department staff.
  13. Conducts regular facility inspections and risk assessments to identify and address safety hazards.
  14. Participates in job-related conferences and/or PASBO-led professional development opportunities to keep informed of the latest trends, developments, and products in the areas of maintenance, repair, and upkeep.
  15. Maintains compliance with local, state, and federal rules and regulations including, but not limited to, building codes, safety standards, environmental, and accessibility regulations.
  16. Performs other duties assigned by the Superintendent or his/her designee.

Supervisory Responsibilities: Supervises staff as assigned.

Qualification Requirements:

Education and/or Experience: Associates Degree plus 7 years of related supervisory experience; Bachelor's Degree plus 5 years of related supervisory experience; or High school diploma or general education degree (GED) plus 10 years related supervisory experience required. Experience and/or an education in the architectural and/or buildings & trades field are preferred.

Certificates, Licenses, Registrations: Driver's License. Upon employment, participate in the pursuit of professional certification as determined by the Superintendent or Board of Directors of the Reading School District, PASBO etc.

Language Skills:

  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and technical and procedure manuals
  • Ability to write routine reports and correspondence
  • Ability to effectively present information and respond to questions from groups of parents, teachers, administrators, and the general public
  • Ability to interpret and understand blueprints, AIA contracts and other construction related documents
  • Bi-lingual in English and Spanish, preferred.

Mathematical Skills:

  • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume
  • Ability to apply concepts of basic algebra and geometry

Reasoning Ability:

  • Ability to define and solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form

Other Skills and Abilities:

  • Ability to apply knowledge of current research and theory in specific field
  • Ability to establish and maintain effective working relationships with students, staff and the school community
  • Ability to speak clearly and concisely both in oral and written communication
  • Ability to perform duties with awareness of all district requirements and Board of Education policies
  • Demonstrated proficiency with Microsoft and Google products and ability to create, edit and format appointments, calendars, emails, documents, and spreadsheets

Physical Demands:

  • While performing the duties of this job, the employee is regularly required to stand; walk; use hands to finer, handle, or feel objects, tools, or controls; and talk or hear.
  • The employee frequently is required to reach with hands and arms.
  • The employee is occasionally required to sit.
  • The employee must frequently lift and/or move up to 50 pounds such as equipment and chemical containers.
  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
  • The employee is required to be able to hear conversations in noisy environments.
  • The employee must be able to drive all district vehicles.
  • The employee is directly responsible for the safety, well being, and work output of other people.
  • The position requires the individual to meet multiple demands from several people and interact with the public and other staff.
  • This position may require occasional evening, weekend, or on-call work in response to emergencies.
  • The role involves a combination of office work and on-site facilities inspections or project oversight.

Work Environment:

  • While performing the duties of this job, the employee regularly works near moving vehicles and equipment.
  • The employee may be exposed to toxic or caustic chemicals such as petroleum products, degreasers, gases/diesel fumes, and sprays.
  • The employee occasionally works in outside weather conditions and is frequently exposed to fumes or airborne particles.
  • The employee must be able to meet deadlines with severe time constraints.
  • The noise level in the work environment is usually loud and occasionally very loud.

Terms of Employment: Full-time 12-month exempt position. Salary and benefits determined by appropriate employment agreement.

Evaluation: Performance of this job will be evaluated in accordance with provisions of the Board's policy on evaluation of personnel. The position holder must be able to perform the essential job functions with or without reasonable accommodation.
