Assistant Project Manager

Moss & Associates (Construction)

ASSISTANT PROJECT MANAGER Location: Tampa, FL Classification: Full Time – Exempt – Salaried Reports To: Project Executive ESSENTIAL DUTIES AND RESPONSIBILITIES Contribute preconstruction services by reviewing Design Documents, identifying key Subcontractors, investigating site, analyzing labor markets, identifying long‑lead items, developing Bid Packages, participating in pre‑bid conferences, developing Project Procedures Manual, and coordinating and obtaining permitting. Contribute to project financial tracking by approving miscellaneous job expenditures, assisting in preparing monthly Owner Requisitions, processing monthly requisitions, managing change order process, assisting in Loss‑Control Management, administering Owner Purchase Program, and managing project assets. Manage project start‑ups by developing Scopes of Work, setting up filing system, developing Purchasing Schedule, obtaining insurance and bonds, establishing Schedule of Project Meetings, developing QC Program, developing Loss Control (Safety) Program, setting up and distributing project directory and mobilizing onto site. Maintain schedules by complying with contract requirements, coordinating with corporate scheduling, preparing and distributing detailed Project Schedules, preparing resource‑loaded Schedules, preparing and distributing monthly updates, and developing Look‑Ahead Schedules. Manage project administration by administering document control, RFI process, critical items list, preparing monthly reports, preparing correspondence, maintaining filing system, conducting project meetings, and evaluating and responding to project risks. Contribute to field operations by conducting trade preconstruction meetings, coordinating Subcontractors and Vendors, coordinating permit inspections, maintaining subcontractor relationships, managing QC Program, managing Loss Control (Safety) Program, managing Shop Drawing process, managing material expediting process, managing daily cleanup, managing rental equipment, performing daily jobsite walk, coordinating specialty inspections, and managing start‑up and commissioning of equipment. Promote client relations by interacting regularly with Owner and complying with client’s needs. Manage project closeout and post‑construction services by obtaining Certificate of Occupancy and other government approvals, submitting As‑Built Drawings, submitting Operation Manuals, completing Punch List, coordinating Owner move‑in and start‑up, finalizing Owner Training Programs, obtaining and delivering warranties and transferring attic stock, demobilizing field operations, closing out subcontracts, submitting Project History Report, completing Asset Transfer, obtaining client referral, archiving project records, and administering warranty period services. Promote company by participating in Company‑sponsored events, Task Team Committees, industry‑related organizations, teaching and/or training employees, participating in college recruiting and related activities, general recruiting, Company presentations, Project PR events, and seeking positive PR opportunities. Participate in personal professional development by participating in training programs, continuing education programs, seminars and conferences, and professional organizations. Perform other related duties as assigned. EDUCATION AND EXPERIENCE Bachelor’s degree in construction management, engineering or related discipline, or 5 years’ experience. Minimum 3 years’ experience as a project engineer or assistant project manager in the construction industry with a general contractor. Strong computer skills, including familiarity with construction project management applications. Strong communication and interpersonal skills required to interface directly with owners’ representatives, the A/E team, building departments, and other team members.
