Preconstruction Manager

Responsibilities Provide estimates from schematic design documents through construction documents Draft large trade subcontractor scopes of work, negotiate with subcontractors, and buy scopes Manage scope and cost to the project budget Coordinate with Operations personnel for logistics, schedule, and staffing Develop trust with clients and project teammates Create General Conditions and Construction Requirements cost estimates, as needed Train and mentor Preconstruction Team members Actively involve with the Business Development group to pursue new work and develop new client relationships, nurture existing ones Identify new leads and take a leadership role in pursuing such leads when appropriate Actively engage and participate in the local community through professional organizations and service on an outside committee or board Qualifications 8+ years minimum of Preconstruction or related field experience with commercial general contractor and/or major subcontractor Experience using 3D models for Preconstruction College graduate with relevant degree in Construction Management, Construction Engineering, or equivalent required Design/Build experience is a plus Successfully led projects from award through buyout Oversee work of junior team members Develop RFQ and RFP response narratives Negotiated CM and lump‑sum project experience with a proven track record of successful wins Knowledge of the local market construction practices, methods, and buy‑out strategies Ability to develop conceptual and programmatic estimates quickly from very little information Ability to identify risk factors regarding contract, insurance, schedule, safety, etc. Advanced working knowledge of Destini Estimator, OnScreen Takeoff, BIM, Excel or comparable preconstruction technologies Experience with Procore, Revit, and/or SketchUp is a plus Must be a team player who enjoys collaboration Physical Demands Frequently operates a computer and other office productivity equipment Frequently ascends/descends ladders and stairs Constantly works in various outdoor weather conditions Frequently moves equipment up to 50 lbs to various locations on site Constantly communicates with subcontractors, vendors, and other members of the project team Ability to constantly move around job site on uneven surfaces Spends much of the day standing Ability to adhere to consistent and timely attendance Beck’s Benefits Robust coverage for medical, dental, vision, life and disability benefits 401(k) match and free SmartDollar program for financial wellness Free dedicated financial coach Personal health & fitness program for tracking activities & earning rewards Paid family leave Health discounts on medical premiums Free comprehensive health screenings Free health coach program for weight‑loss & hypertension management Financial & behavioral support for family forming journeys (e.g., fertility, adoption, pregnancy, and parenthood) Free life coach Pet insurance discount Organized projects and events to support our communities Join our team and build your future with Beck.
