Maintenance Supervisor - Myrtle Beach

Job Overview This role oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. Responsibilities Assist in completing work orders generated from resident requests for service, diagnosing defects, and making repairs in accordance with established policies, procedures, safety standards, and code requirements. Oversee and complete the “make‑ready” process for vacant apartment homes, including pre‑move‑out inspection, punch list creation, vendor scheduling, supply procurement, maintenance task completion, and final inspection. Develop standards for cleanliness and overall appearance of grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas. Periodically inspect work performed by other service team members to assess effectiveness and develop corrective action plans as needed. Periodically inspect work performed by contractors, vendors, and other service providers to verify that work, materials, and services meet quality standards, scope, and specifications. Maintain adequate inventory of spare parts and maintenance materials, and work with the Community Manager to order supplies and tools within budgetary guidelines. Complete monthly preventive maintenance procedures as outlined in the Policy and Procedure Manual. Assist the Community Manager in developing the budget for regular repair and maintenance and capital projects. Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible and using tools and equipment efficiently. Conduct regularly scheduled safety meetings, ensure all MSDS sheets are current, and keep up to date on all OSHA and other safety‑related laws and requirements to ensure community compliance. Demonstrate customer‑service skills by treating residents and others with respect, answering questions, and responding sensitively to complaints with efficiency and urgency. Qualifications High school diploma, GED, or related experience and training. Experience in property management maintenance, building maintenance, or related trade. Must provide own hand tools unless prohibited by state law and must be knowledgeable in the safe use and maintenance of hand tools, power tools, and mechanical equipment. Ability to apply logical thinking to define and correct problems. Proficient customer‑service and interpersonal communication skills to interact with residents, clients, team members, and business contacts. Strong written and verbal communication skills for representing company management and interacting with internal and external parties. Proficiency with internet, word processing, spreadsheet, and database management programs; experience with a property‑management system preferred. Basic mathematical skills for reviewing and completing financial, administrative, and legal documents. Specialized Skills EPA certifications Type I and II or Universal if the position requires working on a sealed HVAC system to test system pressures, handle refrigerants, etc. All certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on the property, if applicable. Travel & Physical Demands Must stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods. Must work inside and outside in all weather conditions. May be required to push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance. Local routine travel may be required to attend meetings, training, or other events. Must work a flexible schedule, including evenings, weekends, and holidays. Compensation The hourly range for this position is $30.00 - $34.00. Additional Compensation Corporate Positions: May be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
