Property Accountant

We\'re a Spokane-based real estate fund manager. We develop, acquire, and operate self-storage and income-producing real estate through two SEC-qualified Regulation A+ funds and a growing set of single-asset investment entities. We\'re small and senior. The person in this seat works directly with our CFO and our President — not three layers down from them. The role Part-time, 20–30 hours per week. You tell us where in that range. 2-3 days on site in Spokane. You\'ll own the accounting for our property-level entities end to end: payables, cash, monthly close, construction draws, and the reporting that tells us how each asset is actually performing. You\'ll also do real asset management work — tracking lease-up at our storage facilities, holding budgets accountable, and reconciling what our third-party operators report against what the books say. This is not data entry with an accounting title. Six entities today, growing steadily. Within a year you\'ll know these properties better than anyone here except the owner. What you\'ll own Accounts payable and bill pay across all property entities Bank reconciliations and monthly close, entity by entity Lease-up reporting: occupancy, rate achievement, move-in and move-out trends Budget versus actual at the property level, and trailing-twelve maintenance Reconciling third-party operator and property manager reporting to the general ledger Property tax, insurance, and utility review Support schedules for our fund administrator and outside auditor If you start at the lower end of the hours range, the close and payables work comes first and the asset management scope phases in as hours grow. We\'d rather tell you that up front than describe a 30-hour job and hire you for 20. Where this goes We\'re hiring part-time because that\'s what the portfolio supports today, not because the job is small. Each new property adds fee revenue that funds more hours, and the portfolio is growing. Property Accountant — where you start. 20–30 hours, $30–34/hr. Senior Property Accountant — at 9–12 entities. 30–40 hours, $36–40/hr, PTO accrual added. Controller — at 13+ entities or fund growth. Full-time salaried, $95–115K plus benefits. The Controller seat is a real one. As our funds grow, fund-level financial reporting, audit and administrator management, NAV support, and the annual investor reporting cycle need a dedicated owner. We\'d rather grow that person than hire them. We\'ll put these triggers in writing when we make you an offer. A growth path you can\'t point to isn\'t a growth path. You are not it. Your hours are your hours. Pick a number between 20 and 30. We are not going to pay you for 24 and expect 40. Real scope. You\'ll follow deals from acquisition through construction through stabilization and find out how they turned out. A ladder with a top rung worth reaching , funded by portfolio growth rather than a vague promise. We\'d rather hire a very good accountant for 24 hours than an average one for 40. What we\'re looking for Three or more years of property, real estate, or construction accounting — at an owner-operator, a developer, or a third-party property management firm You\'ve closed books across multiple entities and kept them straight Comfort with construction draws, retainage, and WIP Strong QuickBooks. Strong Excel. Comfortable working alongside AI tools. We use them meaningfully in our accounting workflow, and you will too. Spokane-based, or planning to be Helpful, not required Exposure to fund or investor-level reporting, capital accounts, K-1s or 1099s CPA, CPA-eligible, or inactive license A note for CPAs. We\'re not going to pretend the day-one work requires a license — it doesn\'t, and we\'re not screening for one. But the Controller seat at the top of this ladder does favor a CPA, and we\'d rather fill it from the inside. If you hold an active license we cover renewal and CPE. If you\'re mid-exam, we cover fees and materials. Either way, the license is an asset here rather than something you set aside. Compensation and benefits $30.00–$34.00 per hour depending on experience. 20–30 hours per week to start, set with you at hire and stepping up as the portfolio grows.
