Commercial Property Manager

Position Summary

The Commercial Property Manager is responsible for the day-to-day management and operation of a portfolio of commercial properties. This position oversees tenant relations, property operations, maintenance, vendor management, budgeting, financial performance, lease administration, and capital projects while ensuring properties are maintained to a high standard.

The ideal candidate has strong commercial real estate experience, excellent communication and organizational skills, and the ability to effectively manage relationships with tenants, vendors, ownership, and internal teams.

Key Responsibilities

• Manage the daily operations of assigned commercial properties, which may include office, retail, industrial, medical office, or mixed-use assets.
• Serve as the primary point of contact for tenants and respond promptly to tenant questions, concerns, service requests, and operational issues.
• Conduct regular property inspections to ensure buildings and common areas are properly maintained, safe, clean, and operating efficiently.
• Coordinate building maintenance, repairs, preventative maintenance, and emergency services.
• Solicit bids, negotiate contracts, and oversee third-party vendors including janitorial, landscaping, security, HVAC, plumbing, electrical, pest control, and other building services.
• Monitor vendor performance and ensure services are completed according to contract requirements and property standards.
• Prepare and manage annual property operating budgets and assist with forecasting.
• Review monthly financial statements, operating expenses, variances, accounts receivable, and property performance.
• Monitor tenant rent collections and assist with resolving outstanding balances when necessary.
• Review and administer lease requirements, including rent obligations, operating expenses, tenant responsibilities, insurance requirements, and critical lease dates.
• Assist with annual CAM and operating expense reconciliations.
• Coordinate tenant move-ins, move-outs, construction activities, and tenant improvement projects.
• Work closely with leasing teams, asset management, accounting, engineering, and ownership.
• Assist with capital improvement projects, including budgeting, scheduling, vendor coordination, and project oversight.
• Maintain property records, contracts, certificates of insurance, inspection reports, and other required documentation.
• Ensure properties comply with applicable building codes, safety requirements, company policies, and local regulations.
• Develop strong relationships with tenants and proactively identify opportunities to improve tenant satisfaction and retention.
• Respond to property emergencies and coordinate appropriate vendors and internal resources as needed.

Qualifications

• 3–5+ years of commercial property management experience preferred.
• Experience managing office, retail, industrial, medical office, or other commercial real estate assets.
• Strong knowledge of commercial leases, property operations, vendor management, and building maintenance.
• Experience preparing and managing property budgets and reviewing financial statements.
• Understanding of CAM reconciliations and operating expense recoveries.
• Strong customer service and tenant-relations skills.
• Excellent written and verbal communication skills.
• Strong organizational skills with the ability to manage multiple properties, projects, and priorities.
• Proficiency with Microsoft Office, including Outlook, Excel, and Word.
• Experience with commercial property management software such as Yardi, MRI, Angus, Building Engines, or similar platforms preferred.
• Valid driver's license and ability to travel between assigned properties as required.

Education

Bachelor's degree in Business, Real Estate, Finance, Property Management, or a related field preferred. Equivalent commercial real estate experience may be considered in lieu of a degree.

Professional certifications such as RPA, CPM, or CCIM are a plus but are not required.
