Leasing Professional - Element Barclay

Job Overview This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing new residents, ensuring resident satisfaction throughout the lease term, and securing resident lease renewals. Property: Element Barclay – Wilmington, NC. Property type: Garden. Stage: Stabilized. Unit count: 405. Schedule: Monday‑Friday with rotating weekends. Key Responsibilities Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting prospects, qualifying prospects, conducting tours, showing apartments, processing applications, credit screening, and criminal background checks, preparing leases, and managing move‑in processes. Inspect apartments prior to move‑in to ensure they are move‑in ready and coordinate necessary maintenance. Stay informed about market and competitor conditions that may impact occupancy and sales results, and develop short‑ and long‑term marketing plans to sustain occupancy. Design and execute marketing activities, including resident referral and employer outreach programs, internet marketing via Craigslist, Facebook, email, and other websites, and other community‑specific marketing plans. Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture demographic information. Maintain show area standards, ensuring show corridors and units meet company quality standards, and prepare the leasing office for daily activities. Follow up with prospects and new residents to ensure satisfaction through email, thank‑you notes, cards, or telephone calls. Support the lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring renewal documents are signed and implemented on time. Respond promptly and courteously to resident and client/owner concerns, and take action to solve problems or document requests to the appropriate individuals. Required Licenses and Certifications All licenses and/or certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance. May require occasional travel for training or business meetings. Compensation Hourly rate: $17.00 – $19.00. Eligible for quarterly or annual bonus program (company positions) or weekly, monthly, and/or quarterly bonus programs (on‑site positions) based on performance.
