With a portfolio of almost 5,000 apartment homes, Aeon provides stability for thousands of residents each year. Position Summary Aeon is looking for an experienced Property Manager to lead daily operations at Blooming Meadows South, a 306-unit affordable housing community in Bloomington, MN. The Senior Property Manager is responsible for making sure the property runs smoothly. This includes supporting staff, managing finances, maintaining the building, and ensuring compliance with all affordable housing requirements. This role is key in creating a welcoming and respectful environment for residents and guests. The Senior Property Manager reports to the Portfolio Director. Key Responsibilities Team Leadership & Support Support the training, development, and effectiveness of on-site staff through ongoing training, mentoring, and performance management. Perform timely and informative annual reviews for each direct report. Ensure team growth by providing opportunities for seminars, classes, and engagement in development activities. Use delegation skills to manage time effectively. Train and verify training of direct reports while holding them accountable to Aeon's policies and procedures. Act as a mentor for less experienced Property Managers and Assistant Property Managers. Partner with Aeon's Talent Acquisition team to ensure equitable recruitment and hiring. Financial Management Support the development of annual operating budgets. Create monthly financial variance reports. Support annual capital expenditure projections. Effectively monitor and collect on property receivables. Control expenses and optimize profitability by managing to the annual budget. Physical Asset Maintenance and Supervision of Contractors Maintain the physical asset by guiding the maintenance and cleaning team. Monitor and follow up on timely completion of resident and common area work orders. Inspect property and address any hazardous or liability situations. Monitor vendor invoices and performance. Inspect apartment home turns to verify readiness for occupancy. Prepare for and monitor quality inspections including REAC, Section 8, and MPHA. Leasing & Marketing Meet property occupancy goals as set by the budget/organization. Partner with the Marketing Department and external service providers. Lead the full leasing process, including waitlist management, showings, application processing, and move-in tasks. Maintain resident retention through lease renewals and recertifications. Affordable Housing Compliance Provide residents with housing eligibility certifications and ensure compliance processes are accurate and timely. Prepare and execute property inspections with monitoring agencies. Assist the Compliance team with information and documents needed for external oversight. Customer Service and Relationship-Building Ensure residents and guests are served in a positive, welcoming environment. Collaborate with other Aeon team members and outside parties to support resident housing stability. Lead customer service strategies in a culturally responsive manner. Administrative Management Ensure quality employee selection, training, and performance while upholding policies and procedures. Maintain property files and records according to regulatory requirements and Aeon policies. Skills & Qualifications At least 3+ years of multi-site multifamily experience, with a proven track record of facilitating teamwork and performance improvement across multiple properties. Tax Credit and/or Section 8 experience is a plus. Experience managing around 200 units and leading, training, and developing teams of at least 3 staff. Proven abilities in high-level financial analysis, property budgeting, and reforecasting. Experience working with individuals impacted by mental health, substance use, poverty, and trauma is a plus. Strong leadership and community-building abilities with staff, residents, and community members. Demonstrated cultural responsiveness in interpersonal communication. Resourceful problem solver with attention to detail and commitment to excellence. Strong work ethic and ability to prioritize in a fast-paced environment. Commitment to learning and participating in Aeon's diversity, equity, and inclusion efforts. Valid driver's license, vehicle insurance, and reliable vehicle access. Physical Requirements Remain stationary for extended periods while working at a computer and attending meetings. Operate standard office equipment, including computers, phones, and printers. Move about the office to access files, meeting spaces, and office equipment. Reach above and below shoulder height to access file cabinets, storage areas, and office supplies. Lift and carry materials up to 15 pounds on an occasional basis. Conduct property tours and inspections across multiple floors and uneven surfaces. Communicate clearly and effectively, both verbally and in writing, in person and virtually. Work in environments with moderate noise levels, including shared office spaces and event settings. Compensation, Hours & Location Compensation ranges from $70,000 to $75,000 per year, depending on experience and skillset. Aeon offers a comprehensive benefits package including medical, dental, vision, life insurance, long-term disability, retirement plan, paid time off, and an employee assistance program. This full-time position follows a Monday–Friday schedule from 8:30 am to 5:00 pm. Flexibility may be required for resident events, community activities, meetings, or other property responsibilities. The role is in-person at assigned properties, with occasional work at Aeon's Central Office or other sites. Participation in Aeon's property management on‑call rotation is required, typically one week every 5 to 6 weeks.
