Maintenance TechnicianPay: $22.00 - 30.00 per hour Property Maintenance Manager Schedule: Regular business hours | 9 AM-5 PM, Mon-Fri (plus on-call for emergencies) Pay range: $22 to $30/hr depending on experience and certifications Location: Sierra Vista, AZ Hiring a Property Maintenance Manager. This role leads all maintenance on the property and is cross-trained to run the leasing office whenever the Property Manager is out or the position is open. Key responsibilities: Maintenance operations Complete and close resident work orders in AppFolio promptly, with notes and photos. Turn vacant units to market-ready condition: repairs, paint, flooring, appliances, cleaning, and final inspection. Run the preventive maintenance program: HVAC filters and service, water heaters, plumbing, roofs, smoke detectors, fire extinguishers, and seasonal checks. Perform general repairs: electrical, plumbing, HVAC, carpentry, drywall, appliances, and locks. Keep grounds, parking, lighting, drainage, and common areas clean, safe, and presentable. Respond to after-hours emergencies (flooding, drainage, fire-related or safety issues) and report them once stabilized. Track parts and supplies; keep the shop organized and stay within the maintenance budget. Vendors and projects Schedule and supervise contractors (landscaping, pest control, HVAC, plumbing, roofing, and others). Verify vendor licensing and insurance before work starts; walk completed jobs before invoices are approved. Get bids for larger repairs and capital projects and recommend options to the Regional Property Manager. Supervise any maintenance techs, porters, or make-ready helpers assigned to the property Office coverage (cross-trained backup) When the Property Manager is off-site, on leave, or the position is vacant, this role keeps the office running: Open the office, answer the property phone and the general property email, and greet walk-ins. Show available units to prospects, hand out applications, and log leads and tours in AppFolio. Accept rent and other payments according to procedures, and post or forward them for entry. Handle move-in and move-out inspections, key handoffs, and resident questions. Post and deliver notices to residents as directed by management. Escalate leasing decisions, lease exceptions, evictions and financial matters to the Regional Property Manager. Daily reporting and communication Complete OCM's Daily Property Operations Checklist (Excel, 5–10 minutes) each business day when covering the office, and contribute maintenance and cleaning summaries to it daily. Escalate urgent issues immediately by phone or text — never wait for the daily report. Log all detailed records (work orders, notices, photos, financial actions) in AppFolio; the checklist is a snapshot, not a replacement. Use property email for shared matters and direct email for individual issues When away from the office during business hours, post a clear door note: where you are on the property, why, how to reach you, and an estimated return time. Required qualifications: 3+ years of apartment or multifamily maintenance experience, including unit turns. Working skills in HVAC, plumbing, electrical, appliance repair, carpentry and drywall. Experience using AppFolio or similar property software (Yardi, RealPage, Buildium, Rent Manager) for work orders. Comfortable working the front office: phones, email, showing units and helping residents professionally. Basic computer skills: email, Excel and smartphone apps. Own hand tools; valid driver's license and reliable transportation. Available for on-call emergencies. Able to pass a background check and drug screen. Preferred qualifications: EPA Section 608 certification (Universal or Type II). CAMT (Certified Apartment Maintenance Technician) or similar. Leasing or front-office experience at an apartment community. Pool, boiler or other specialty certifications. Bilingual English/Spanish. Physical requirements and work environment: Lift and carry up to 50 lbs; climb ladders and stairs; kneel, crawl and work in tight spaces. Split time between the field and the leasing office; professional appearance when covering the office.
