Maintenance Technician 2

Overview The Maintenance Tech II performs work in connection with the operation, maintenance, and security of building, grounds, and facilities in order to ensure efficient plant operation. Schedule Monday - Friday, 8:00 AM - 4:30 PM 30‑minute break Pay Range $24.00 - $27.00 per hour, depending on experience. Qualifications 4+ years of experience in building maintenance or construction, or equivalent combination of training and experience Certification, license or equivalent as required under state and/or local regulation for equipment in technical fields such as HVAC, building trades or building utilities program (preferred) High school diploma or equivalent Current and valid driver's license with a clean driving record Availability that includes evenings and some weekends Responsibilities Schedule work order requests following priorities Perform maintenance of units and public spaces Complete unit repairs, move‑in inspections, and coordinate unit refurbishing with outside vendors, including painting and recarpeting Supervise outdoor contractors, ensuring quality and adherence to specifications Maintain grounds, parking lots, sprinkler systems, fences, and other facilities Perform electrical work such as repairing and replacing switches, receptacles, lights, and motors Install or repair plumbing, including leaks, new lines, fixtures, water heaters, valves, drains, and filters Secure or arrange for necessary work orders, materials, equipment, tools, parts, and permits Participate in the preventative maintenance program Clean carpet and vinyl floor surfaces; strip, seal, wax and buff floors; shampoo carpets Ensure common areas are clean, including public restrooms, elevators, offices, resident lounges; dust, sanitize, and scrub Empty trash receptacles, dispose of recyclables, and keep exterior perimeter clean Note safety concerns and coordinate repairs Identify and assess problems and communicate to administrators Participate in on‑call emergency schedule Maintain accurate records Provide courteous service to residents, guests and coworkers Perform related duties as required Benefits Health, dental and vision plans starting the first of the month following start date 20 days paid time off (increases with years of service) plus 7 company holidays 401(k) with up to 4% employer match HSA option with employer contribution Tuition reimbursement and continuing education programs $25 per line unlimited cell phone plan (plus taxes and fees) Cell phone stipend Employee assistance program (5‑star, employer‑paid) #J-18808-Ljbffr
