Maintenance Mechanic - Level 1 This classification requires maintenance skills and ability in order to maintain units in proper working condition. Perform maintenance, grounds care and custodial duties as assigned. Personnel in this classification must have the ability to perform a wide range of maintenancerelated tasks to include, but not limited to; mowing with push-type and riding mowers, edging, trimming, raking and debris pick-up, reseeding, fertilizing, installing and repairing curbing, pavement and sidewalks, vacant unit make ready, cleaning offices and common areas in development offices, providing labor support to other maintenance mechanics and any other tasks as assigned. Major Duties and Responsibilities Include: 1 Must practice safety precautions and be safety conscious at all times. 2. Reports to immediate supervisor any items requiring maintenance as well as any unusual or unsafe conditions. 3. Performs specific grounds care tasks in accordance with established procedures. The tasks include, but are not limited to: mowing, trimming, edging, pruning, fertilizing, watering, reseeding, applying fungicides, herbicides, insecticides and sterilant: sweeping walks and drives; patching parking lots and drives; repairing signs; removing snow, spreading sand and/or ice melt, etc. 4 Prepares vacant units for occupancy, maintaining the standard unit turnaround time. 5. Performs required planned and corrective (repair) maintenance to building surfaces, fixtures, systems, and equipment. 6 Must be able to diagnose and correct routine maintenance needs in units. 7 Change HVAC filters in HAs units and buildings. 8. Performs miscellaneous maintenance tasks such as unstopping sinks, tubs, commodes; repairing commodes and drain pipes; replacing ceiling or wall receptacles, light switches or blown fuses; paint surfaces, cabinets, equipment; etc... as directed by Property Forman 9. Performs necessary manual labor to keep housing developments in a decent, safe and sanitary condition. 10 Utilizes a wide range of powered and non-powered hand tools. 11 Ability to install electrical and gas appliances. 12 Participates in on-call and emergency maintenance as scheduled and/or needed. 13 Performs such other duties as may be assigned by the Property Forman 14 Performs other related assignments as required and directed. Required Knowledge, Skills and Abilities: 1 Knowledge of occupational hazards and safety procedures of the assigned work. 2. Knowledge of cleaning materials, equipment and methods commonly employed in the custodial care and cleaning of buildings, facilities and equipment. 3 Knowledge of general grounds care procedures and maintenance. 4 Knowledge to assist in general maintenance and repairs. 5 Ability to exercise care in the use of materials, equipment and tools. 6 Ability to follow oral and written instructions. 7 Ability to perform tasks requiring moderately heavy manual work. 8. Ability to establish and maintain effective working relationships with other employees, residents and the general public. Relationship: 1, Reports directly to Property Forman. 2. Communicates daily with the THA staff as required. 3. Communicates with residents. Physical Requirements: 1. Ability to operate a variety of carpentry, electrical, plumbing equipment, tools, and machines. 2 Ability to work/inspect in wet, damp, hot, cold, or dusty places. 3 Ability to stoop, kneel and climb a ladder in order to gain access to work areas. 4 Ability to work while standing for extended periods of time. 5. Ability to move or carry objects or materials such as sinks, counter tops, furniture, solid core and metal doors, debris, floor tile, fan motors and other HVAC parts, etc. 6. Ability to handle ranges and refrigerators using appliance hand trucks. Minimum ducation, Training and/or Experience: Prefer at least two (2) years experience in building maintenance or construction, or an equivalent combination. Desire abilities in one of the following crafts: electrical, plumbing, masonry, carpentry, painting, utility services. Equivalent experience as general utility mechanic or maintenance in an industrial or commercial establishment. Special Requirements: 1 Possession of a valid State of Alabama drivers license 2 Able to be covered under the Housing Authority's Fidelity Bond. 3 Must maintain a phone for emergency contact. 4 Must have or be capable of obtaining a valid State of Alabama commercial vehicle operators license.
