A growing commercial real estate development organization is seeking a Real Estate Development Project Lead to join its Charleston, SC team. Key Responsibilities

- Manage multiple commercial retail development projects from site identification through completion.
- Evaluate potential development sites using market research, demographics, traffic patterns, zoning requirements, and feasibility analysis.
- Coordinate LOIs, purchase agreements, due diligence activities, entitlement steps, permitting, and related transaction documentation.
- Collaborate with engineers, architects, attorneys, surveyors, consultants, contractors, brokers, landowners, municipalities, and retail clients.
- Track project schedules, milestones, budgets, deliverables, approvals, and risks to keep projects moving forward.
- Review site plans, surveys, easements, construction drawings, development documents, and municipal requirements.

Compensation and Benefits

- Salary range: $85,000 to $120,000 per year, based on experience.

Required Qualifications and Skills

- Lead commercial real estate development projects through acquisition, due diligence, approvals, construction coordination, and delivery.
- Manage project timelines, budgets, milestones, consultants, municipal coordination, and documentation.
- Evaluate prospective development opportunities and support site selection, feasibility, and transaction activities.
- Build strong working relationships with internal teams, external partners, municipalities, and real estate stakeholders.

- Bachelor's degree required.
- Experience in commercial real estate development, land acquisition, commercial brokerage, development coordination, site selection, or related project management.
- Understanding of commercial real estate transactions, contracts, due diligence, entitlements, permitting, and development processes.
- Ability to manage multiple projects and competing priorities in a fast-paced environment.
- Proficiency with Microsoft Excel, Word, and PowerPoint.
- Ability to interpret site plans, surveys, construction drawings, and development documents.
- Strong organizational, communication, negotiation, analytical, and relationship-building skills.
- Self-motivated work style with the ability to work independently while collaborating across multiple teams.
- Ability to travel occasionally as project needs require.

Preferred Qualifications

- Retail commercial development experience.
- Experience with land acquisition or site selection.
- Familiarity with AutoCAD, Bluebeam, Photoshop, or similar software.
- Real estate license.
- MBA, JD, or other advanced real estate or business education.
