Foreclosure Specialists will manage the day-to-day movement of USDA Rural Development Single Family Housing Direct Loan foreclosure referrals from intake through resolution — the kind of high-volume, detail-driven casework where your organization and follow-through directly determine how smoothly things run. Specifically:

- Assign referrals to approved law firms and ensure all required documentation accompanies each case.

-Track and communicate with assigned law firms to keep every case on established timelines.

- Monitor key case milestones – first legal action, service of process, judgment, and sale dates – and keep the case management system current as each is reached.

- Track and record events that pause, reinstate, or resolve a case (bankruptcy filings, reinstatements, payoffs, loss-mitigation holds) and update case status accordingly.

- Coordinate document requests between client and assigned law firms to close gaps such as missing assignments, title issues, or incomplete referral packages.

- Maintain thorough, well-organized case notes.

- Compile monthly status reports for management and client review.

- Flag and escalate any cases at risk of missing timelines.

Qualifications

- Must pass pre-employment screening and undergo government suitability investigation.

- 0-3 years of experience in real estate, title, property management, or foreclosure preferred — but not required. We provide training to set you up for success, so if you're a fast learner ready to dig in, we want to hear from you.

- Strong written communication skills; this role is primarily case administration and does not involve borrower phone calls, but you'll communicate regularly with law firms and teammates via email and instant messaging.

- Solid general computer skills (Microsoft Office, Outlook, Teams, SharePoint); you'll be trained on our internal proprietary case management system, and prior exposure to any loan servicing platform is a plus but not expected.

- Comfort with deadlines and the ability to juggle multiple priorities at once.

- A self-starter mindset – someone who takes ownership of their queue and looks for ways to improve the process, not just follow it.
