As soon as you sign the management agreement and provide us with the keys, we will begin managing your property right away. We start by conducting a property walkthrough to ensure everything is ready for residents. You can count on a smooth and swift transition with ZION MGMT. What is the best way to contact you? We are always ready to discuss how our services can meet your property management needs. What reports do I receive, and how often? We provide a detailed Owner’s Statement at the end of each month, which includes an overview of collected rent and completed maintenance tasks. Additionally, you will receive a month-end statement summarizing all activities. We include copies of all maintenance invoices for your records to ensure transparency. How is rent collection managed? We send residents courteous reminders about upcoming rent due dates. This fosters a positive relationship and helps maintain a smooth rent collection process. Can I view or sign the lease myself? If you would like to review the lease, we are happy to provide a copy for you. The lease itself is signed by the resident, with ZION MGMT acting as your agent. Can rent proceeds be directly deposited into my bank account? Yes, we offer ACH direct deposits. We typically disburse funds to owners once a month, on the last day of each month. Can I review the management agreement? Absolutely! You can request a copy of our current management agreement by contacting us directly or by emailing View email address on click.appcast.io . A general rule of thumb is to budget around 1% of the property's value annually for maintenance. However, this can fluctuate depending on your property's specific needs. What does your resident screening process include? We conduct a comprehensive screening process that includes credit checks, employment verification, debt-to-income analysis, eviction history, criminal background checks, and previous landlord references. Our goal is to select reliable and responsible residents who meet our high standards. While we typically manage all maintenance requests to ensure a consistent resident experience, some property owners may opt to handle maintenance themselves.
