Maintenance Technician IThe Maintenance Technician I is responsible for the daily maintenance operations of commercial and residential properties managed by WFSG. This includes processing tenant work orders, maintaining common areas, and ensuring the overall cleanliness and functionality of the property. The ideal candidate will demonstrate a positive attitude, strong customer service skills, and the technical ability to perform basic maintenance tasks. This role reports directly to the Operations Manager or Property Manager.Key Role ResponsibilitiesThorough knowledge of building maintenance and required repairs.Ability to demonstrate thorough knowledge of event preparation, maintenance practices, building structure and systems such as, plumbing, grounds, overhead doors.Ability to demonstrate a general knowledge of systems such as HVAC, electrical, elevator, and Life Safety, and the operation and maintenance of the same within a large venue, preferred.Develop and maintain accurate maintenance, inspection records, logs and reports for the department and the facilities.Conduct regular facility inspections to review facility, grounds, landscaping, equipment, personnel, general activity and share findings and observations with other departmental managers or coordinators to assist in maintaining a superior level of facility function, efficiency, review and recommend equipment needs, supplies and materials required to provide services to the clients.Coordinate participation and performance in the automated preventive maintenance program; ensure department compliance and maintenance of equipment/systems database.Maintain a high public image, positive attitude and demeanor when performing a service for customers and the general public in the facilities.Monitor work activities of all contract vendor services required. Ensure accuracy of contract billings.Position requires ability to interact with fellow employees, clients, the general public and outside vendors in a courteous, cooperative and professional manner.General Maintenance Duties• Inspect, troubleshoot, and repair mechanical and electrical systems in buildings and common areas.• Coordinate with vendors as needed.• Monitor inventory and report or order parts as necessary.• Maintain a clean and organized maintenance shop.• Ensure MSDS sheets are current and accessible.• Comply with OSHA safety standards and regulations.• Perform other duties as assignedOther Role ResponsibilitiesOther duties as assigned.Conducts actions in a professional and unbiased manner.Complies with all company and site policies and best practice standards.Continuously develops proficiency and understanding in the role.Maintains a professional appearance and workspace.Participates in and complies with all company safety and quality programs and procedures.Utilizes relevant Welty Technology to support all assigned responsibilities.Knowledge, Skills & AbilityAbility to perform work accurately and completely, and in a timely manner.Communication skills, verbal and written.Thorough knowledge of computer systems.Ability to build relationships and collaborate within a team, internally and externally.EducationHigh school diploma or GED required.ExperienceA minimum of one year experience in property maintenanceWork EnvironmentMust be able to lift up to 50pounds.Must be willing to work non-traditional hours to meet project demands.May be exposed to extreme conditions (hot or cold).Frequent activity: Walking or standing for long periods of time.Occasional activity: Sitting, Bending, Reaching above Shoulder, Pushing, Pulling, Climbing.
