Senior Estimator

The Senior Estimator position prepares detailed cost estimates for proposed new construction projects involving both competitive bid and negotiated type work. This position manages and performs a variety of estimating duties including quantity take-offs, database input, coordination of bid documents for distribution to Subcontractors, and research of product data and suppliers. Extensive knowledge of construction costs and the ability to support the overall activities of the Preconstruction team are imperative. ESSENTIAL DUTIES AND RESPONSIBILITIES Lead the estimating team to prepare detailed quantity take-offs for assigned segments of the project and apply unit costs. Using an approved list of contractors, invite subcontractors to submit pricing. Create bid packages that are complete in scope and easy to follow. Review construction documents for both negotiated and bid projects; determine the nature and scope of the work to be performed. Collaborate and lead a wide variety of professionals including architects, owner representatives, subcontractors, suppliers and Webcor employees. Actively participate in all design meetings with owners and architects during development of the design. Involve subject matter experts within the organization to provide feedback directly to owners and architects during the design process to enhance cost, schedule, quality, and constructability of a project. Takes a leadership role in managing relationships with owners and architects. Develop conceptual estimates at a strategic level. Create strong relationships with the local subcontractor market. Compile cost data received for subcontractors for Webcor Estimators. Examine data as it is being received for both accuracy and sufficiency before completing the final estimate. When preliminary cost estimates exceed the owner’s expected budget, work with architects and owners in a value‑engineering role. Assist in exploring a multitude of architectural alternatives; then price the alternatives that offer the greatest opportunity for cost savings. Solicit input via the Webcor team to identify cost‑saving alternatives as needed. Assist in maintaining and updating the master subcontractor list for all trades. Lead, develop, motivate and mentor junior team members as required. Peer review work for accuracy. Offer suggestions as needed before bid data is consolidated. Perform other special projects and tasks as assigned. TECHNICAL SKILLS AND KNOWLEDGE REQUIRED Advanced knowledge of construction costs and principles. Advanced knowledge of the following software: WinEst, OST, Revit, Excel, BuildingConnected. Advanced knowledge of construction drawings, costs, and principals. Advanced knowledge and understanding of costs to prepare conceptual estimates. General knowledge of negotiated bids, hard bids, and GMP processes. Ability to lead constructability reviews. Design‑Build project and estimating experience. Advanced knowledge of various insurance, bonds, contingencies, and mark‑ups. Capable of utilizing risk‑management tools (Risk Register, etc.) during project pursuits and preconstruction services. Advanced knowledge of value engineering and design trend log utilization. Maintains a “value added” approach to estimating. REQUIRED EDUCATION AND WORK EXPERIENCE Bachelor’s degree in a related field or equivalent experience. Typically, minimum ten years of diversified estimating and construction experience required. PHYSICAL REQUIREMENTS Performance of the required duties will require physical ability to sit for long periods of time at a desk, generally up to 7 hours per day and occasionally standing and walking. The repetitive motion using hands with constant keyboarding and physical use of vision to read computer monitors and paper documents. Regularly required to use hands to operate standard office equipment (personal computer, photocopy machine, fax machine). Occasionally required to stoop, kneel and lift up to 15 pounds. The noise level in the office work environment is usually moderate to loud. COMPENSATION The range of base pay is $170,000 - $195,000. Actual pay is based on individual skill level and experience.
