divh2Maintenance Supervisor (Condo)/h2pThe Maintenance Supervisor (Condo) is responsible for the daily supervision of Maintenance and Housekeeping staff. The Maintenance Supervisor is responsible for the overall maintenance and physical appearance of interior and exterior of property by evaluating facilities to determine maintenance or repairs that need to be performed and assess building systems to plan work assignments and project schedules./ppThe Maintenance Supervisor provides exemplary service in a manner consistent with the values and mission of the Castle Group. He or she performs all responsibilities while demonstrating outstanding customer service skills representative of Castle Royal Service./ph3Responsibilities/h3pstrongEssential Duties and Responsibilities/strong/pulliCompletes a daily walk-through of property to ensure an aesthetically pleasing environment with fully functioning equipment and amenities./liliAssists in securing bids and proposals and makes recommendations to the Property Manager as they relate to the buildings physical condition./liliWorking knowledge of all tools and equipment, repair, and maintenance of that equipment, and requesting or reporting equipment issues to management/liliMonitors work performed by service, building repair and maintenance contractors, assessing issues and handling escalations, offering recommendations for resolution to management./liliResponsible for stocking, ordering, and organizing an inventory of parts, supplies, and materials, while complying with the budgetary constraints dictated by the Associations Operating Budget and following established purchasing procedures./liliResponsible for receiving and verifying items received with maintenance deliveries./liliMaintains a safe work environment by properly training staff in safety procedures, as established by OSHA and Castle Group, and by ensuring staff has proper PPEs, equipment/supplies to perform their job./liliWorks with the Property Manager to create and execute the Hurricane Preparedness Plan for the property and delegate tasks to team, as needed/liliProvides inspection reports, checklists, pool log and other maintenance reports to Property Manager detailing property condition, safety issues, project updates and any other requested information./liliUsing the established guidelines, assists in the preparation and implementation of a preventative maintenance program for the building and/or community, documenting procedures and processes followed./liliExecutes the maintenance work schedule provided by the Property Manager./liliResponds to emergencies in the building and/or community as needed and is on-call 24/7. Maintains thorough knowledge and understanding of the emergency equipment and procedures and communicates to the Property Manager the status and outcome of any emergency./liliOther duties and responsibilities as assigned./lipstrongSupervisory Responsibilities/strong/pulliDirectly manage a team of 2 or more/liliCarry out supervisory responsibilities in accordance with Castles policies and applicable laws./liliResponsibilities include interviewing, hiring, and training, developing and mentoring employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems./li/ul/ulh3Qualifications/h3pstrongQualifications/strong/ppstrongEducation and Experience/strong/pulliHigh school diploma or equivalency required./liliHVAC, CPO and/or OSHA certification or other certifications preferred./lili4+ years as a Maintenance supervisor or similar position/liliBasic knowledge of relevant regulations and codes governing maintenance activities such as safety, environmental and building codes./liliPrior experience managing and leading a team/liliMay require working knowledge of building systems including, but not limited to fire suppression, security systems, cooling towers, pool equipment, domestic water pumps, generators, and elevator equipment./liliDrivers license required./li/ulpstrongSkills and Abilities/strong/pulliStrong customer service, communication, and interpersonal skills to help create effective customer-focused relationships with all levels within the organization./liliAble to work under tight deadlines and use time effectively based on key priorities./liliEffective leadership skills/liliIntermediate command of computer hardware/software, specifically Microsoft Office Suite./liliEffective written and verbal communication skills/liliExcellent interpersonal, negotiation, and conflict resolution skills./liliExcellent organizational skills and attention to detail./liliStrong analytical and problem-solving skills./liliAbility to prioritize tasks and to delegate them when appropriate./liliAbility to act with integrity, professionalism, and confidentiality./liliCommunicate, receive and exchange ideas and information by means of spoken and written language./li/ulpstrongPhysical requirements/strong/ppThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
