Position Summary

The Lead Service Technician is responsible for overseeing the maintenance operations of a luxury apartment community while ensuring the highest standards of property appearance, resident satisfaction, and asset preservation. This role coordinates maintenance projects and performs advanced repairs while maintaining exceptional customer service. The Lead Service Technician works closely with the Property Manager to ensure all maintenance operations are completed safely, efficiently, and in accordance with company policies.

Key Responsibilities

• Schedule daily work assignments and prioritize service requests.
• Conduct regular inspections to ensure quality workmanship and property standards.
• Promote a positive, safety-focused, and customer-oriented work environment.
• Maintenance Operations
• Oversee completion of resident service requests within established timeframes.
• Perform advanced troubleshooting and repairs involving:
• • HVAC systems
  • Plumbing
  • Electrical
  • Appliances
  • Carpentry
  • Drywall
  • Painting
  • Pool equipment (where applicable)
• Coordinate preventive maintenance programs to extend the life of building systems and equipment.
• Perform apartment turns to luxury standards, ensuring units are move-in ready.
• Respond to after-hours emergency maintenance calls as part of the on-call rotation.

Property Maintenance

• Conduct routine inspections of buildings, amenities, and common areas.
• Ensure curb appeal and cleanliness of the community.
• Coordinate vendor services and monitor contractor performance.
• Maintain inventory of maintenance supplies, equipment, and tools.
• Assist in developing maintenance budgets and controlling expenses.

Compliance & Safety

• Ensure compliance with OSHA regulations, Fair Housing laws, and local building codes.
• Maintain accurate maintenance records and work order documentation.
• Conduct safety inspections and address hazards promptly.
• Properly handle hazardous materials and maintain Material Safety Data Sheets (MSDS).

Resident Relations

• Deliver exceptional customer service to residents.
• Communicate effectively regarding repair timelines and maintenance updates.
• Resolve maintenance concerns professionally and efficiently.
• Foster positive resident relationships that contribute to resident retention.

Qualifications

Required

• High school diploma or GED.
• 2+ years of apartment maintenance experience.
• Strong knowledge of HVAC, plumbing, electrical, appliance repair, and general maintenance.
• Valid driver's license and reliable transportation.
• Ability to participate in an emergency on-call rotation.

Preferred

• EPA Universal Certification.
• Certified Apartment Maintenance Technician (CAMT) designation.
• Certified Pool Operator (CPO) certification.
• HVAC certification.
• Experience working in luxury or Class A multifamily communities.

Physical Requirements

• Frequently lift and carry up to 75 pounds.
• Walk, climb stairs and ladders, kneel, bend, crouch, and reach for extended periods.
• Work indoors and outdoors in varying weather conditions.
• Safely operate maintenance equipment and power tools.
• Ability to respond to emergency situations outside normal business hours.

Work Environment

This position requires flexibility, including occasional evenings, weekends, holidays, and participation in an on-call rotation. The Lead Service Technician plays a critical role in maintaining the luxury living experience by ensuring the community remains safe, beautiful, and well maintained.
