Maintenance Technician

Definition / General Purpose Under the general direction of the Grounds Superintendent, the Maintenance Technician assists in planning and organizing work activities and provides general maintenance support for City buildings and facilities. The role helps ensure scheduled maintenance is completed and coordinates projects with the Grounds Superintendent. Responsibilities include troubleshooting and performing minor electrical, plumbing, and carpentry repairs such as resetting breakers, replacing light bulbs, fixing leaking valves, unstopping drains, changing locks, hanging doors, repairing sheetrock, painting, and other miscellaneous repairs as required. Supervision Received and Exercised Works under the general supervision of the Grounds Superintendent. Essential Duties and Responsibilities Resolve repair issues and complete all maintenance activities in a timely, cost‑effective manner according to industry standards and manufacturer specifications. Ensure received work orders are completed on time and maintain required records and reports. Manage building access, including repairing and replacing access hardware, door hardware, and doors; cut keys for buildings and office doors. Perform carpentry tasks such as framing, sheetrock repair, painting, staining, hanging doors, windows, changing hardware, and building shelves. Coordinate with contractors and building managers to plan and complete projects for various needs. Perform minor plumbing repairs such as small leaks, fixture changes, and unclog drainage. Perform general electrical repairs, including changing light bulbs, ballasts, and resetting breakers. Maintain electrical light bulb inventory and replace when needed. Assist in setup, teardown, and cleanup for special events and meetings. Transport materials between job sites, including furniture, appliances, and building materials. Perform miscellaneous office repairs; relocate office furniture and assemble new furniture. Occasionally work on‑call, evenings, or weekends. Maintain assigned vehicle and equipment as appropriate. Adapt to change, embrace new ideas, take on new responsibilities, handle pressure, and adjust plans to meet changing needs. Construct cement forms and pour concrete. Complete daily reports on completed tasks and annual reports on projects requiring attention. Work well with others, maintain a pleasant attitude, effectively communicate with citizens, and follow directions. Maintain regular and timely attendance and perform related duties as assigned. Peripheral Duties Assist in training and supervising lower‑level employees or volunteers. Assist in other departmental operations when needed. Perform other duties as assigned. Desired Minimum Qualifications High school diploma or GED equivalent. Minimum of two (2) years’ experience in building maintenance, including electrical, plumbing, carpentry, and HVAC. Experience with landscaping, construction, maintenance, concrete work, heavy equipment, or welding. Special Requirements Valid state driver’s license or ability to obtain one. After‑hours work may be required, especially for special events. Self‑starter with initiative. Knowledge, Skills and Abilities Knowledge of construction, maintenance, upgrades, and improvement techniques for building facilities. Knowledge of basic plumbing, HVAC, electrical, painting, carpentry, and masonry, and the tools required. Knowledge of methods, materials, tools, and equipment required in plumbing, electrical, painting, carpentry, masonry, HVAC, and associated systems. General knowledge of building materials and supplies. Knowledge of safety practices and hazards typical to the work area. Ability to troubleshoot problems and develop a plan of action. Ability to use and maintain a variety of power and hand tools. Ability to work without supervision and complete tasks in a timely manner. Ability to establish and maintain effective working relationships with coworkers and other departments. Ability to communicate clearly and concisely, both orally and in writing. Ability to maintain records and prepare comprehensive reports. Selection Guidelines Formal application, rating of education and experience; oral interview and reference check; job‑related tests may be required. Tools and Equipment Used Pickup truck, gators, HVAC materials (filters, motors, lines, voltage regulation), lawn/turf and landscaping equipment (tractors, mowers, acidifiers/aeration equipment, chainsaw, edger, backflow, weed trimmers, trailers, backhoe, electric motors, pumps, sprinklers, irrigation systems), and miscellaneous hand and power tools for lawn maintenance. Physical Demands The role requires frequent reaching with hands and arms, standing, walking, and using hands to touch, handle, feel, or operate tools and controls. Occasionally, the role may involve sitting, climbing, balancing, stooping, kneeling, crouching, or crawling. Visual requirements include close, distance, color, peripheral, and depth vision. The employee must often use full physical effort to lift or carry objects up to 85 pounds, work in tiring or uncomfortable positions, frequently bend, stoop, reach, stretch, and climb, and stand on hard surfaces. Work Environment Work occurs near moving mechanical parts and outside to all City facilities, including the Golf Course. The environment includes wet and humid conditions, exposure to unsafe building conditions, and contact with poisonous snakes, insects, and spiders. The employee works with power tools, motor/landscaping equipment, construction equipment, toxic fumes, and weather. The noise level is usually loud.
