Job Description Leasing & Marketing Professional (Student) The Leasing and Marketing Professional is responsible for effectively marketing the community and ensuring the leasing targets are achieved to help maximize occupancy year over year. This role will guide prospective residents through the leasing process, engage in retention efforts for current residents, and provide unparalleled customer service. You must be able to communicate effectively and possess strong interpersonal and organizational skills. Reports to: Community Manager. Direct Reports: None. Duties / Responsibilities Leasing, Marketing & Resident Experience Understand the housing contract document and all related addendums and clearly communicate all relevant information to prospects and residents. Conduct all tasks necessary to close the sale in accordance with VIBES training guidelines, including generating new leads, scheduling and conducting tours, entering data into the Property Management Software, and prospect follow up. Assist the Associate Community Manager with promoting the community via social media platforms, participating in on- and off-campus marketing events, unit assignments and placements, tracking and reporting of leasing data, metrics, and goals, and assisting with email and text campaigns using the Property Management Software. Maintain a positive community environment, encourage participation in Residence Life programs, and assist in resolving resident concerns or conflicts, escalating as needed. Property Operations Perform daily opening and closing checklists, including model and tour route inspection and housekeeping duties. Participate in Landmark Lineup and required staff meetings. Adhere to corporate procedures and government laws regarding Fair Housing. Respond to internet and telephone inquiries promptly and professionally. Keep detailed activity logs in prospect and resident accounts, enter maintenance requests, log resident packages, and send notifications. Enforce community policies and report violations to the Community Manager. Collect application fees, security deposits, and other income as needed. Participate in the on‑call rotation and perform after‑hours lockouts. Participate in all Turn related activities including move‑in and move‑out days, unit inspections, trash outs, and unit make‑readies such as cleaning, painting and furniture placement. Perform additional tasks as assigned by the Community Manager. Education & Experience High School Diploma or equivalent required. Pursuing a bachelor’s degree in a relevant major preferred. Minimum 1‑year sales and marketing experience preferred. Minimum 1‑year residential leasing experience preferred. Locally mandated licenses/certifications strongly preferred; in some cases required. Preferred Knowledge, Skills, & Abilities Strong organizational skills and self‑discipline. Proficiency in Microsoft Office Suite or related software; Entrata experience preferred. Reliability and attention to detail. Must be available to work the following Evening and weekend hours. University closings (Spring/Fall/Winter Breaks, Summer months). Turn Period (extended hours required as necessary). Work Environment & Physical Demands The work environment is moderate noise level. The job requires frequent standing, walking, sitting, using hands, reaching, climbing, stooping, kneeling, crouching, crawling, and speaking or hearing.
