Commercial Roofing Project Manager

Qualifications 10+ years in commercial roofing installations (required) Strong background and resume of building envelope and construction knowledge Experience in coatings, single‑ply, hot, and metal roofing systems OSHA 30 certified Proficiency with Microsoft Office products Ability to travel within region Job Duties Proactively directs and supervises all activities related to contract administration, contract supervision, system design, submittal process, product procurement, change orders, billings, project financial projections, schedule requirements, and overall risk management to ensure projects are completed in a quality, profitable, and safe manner. Acts as the principal customer service representative and industry professional to general contractors, building owners, property managers, consultants, architects, and engineers, tirelessly meeting and exceeding contract commitments, project challenges, customer needs, and expectations. Collaborates with project administrators, CAD administrators, estimators, business development, project operations, accounting, vendors, and subcontractors to achieve all objectives. Client/Business Development Assists Sales and Estimating with responses to new project opportunities. Builds effective relationships with customers, subcontractors and trade partners that meet or exceed the customer's expectations. Pursues ongoing professional development training. Provides Sales and Estimating with current or historical information related to system bid design, including FM assemblies, warrantable manufacturer assemblies, system details, LEED, applicable codes, and other relevant information. Preconstruction Ensures timely scheduling of the project handoff meeting and actively participates, confirming all forms are completed according to policy. Analyzes scopes, identifies obstacles, clarifies scope gaps, and establishes a plan of action to achieve job start goals. Reviews contract for bid scope, budget consistency, and regulatory compliance, confirming insurance and bond requirements. Establishes design documents and submittal needs, directing CAD and submittal administrators to achieve required approvals. Coordinates design documents with the client, design team, and other contractors for accurate installation and budget conformance. Manages project-specific logistics and sets up project folders, accounting software, project management software, material testing, background checks, safety requirements, insurance submissions, labor reporting, permitting, pre‑existing condition reports, and warranty approval submissions. Leads a comprehensive preconstruction meeting with the field operations team to review design, labor, material, equipment, logistics, purchasing, schedule, safety, and communication protocols. Project Execution Implements all contractual requirements and provides all contractual correspondence for assigned projects. Visits projects for site meetings, logistics direction, detail coordination, quality control, trade partner coordination, subcontractor management, and overall site control; authors daily site reports as needed. Establishes and manages the project schedule with the operations team to exceed project and company goals. Manages the project safety plan and enforces all required regulations and requirements. Delivers approved design documentation, product data, installation drawings, safety data sheets, and records to ensure successful quality installation. Reviews estimates for material accuracy, cost coding, waste factors, quantities, and delivery constraints; works with procurement to adjust purchasing as needed. Coordinates with the Field Partner Coordinator to review subcontract labor agreements. Manages RFIs, design/scope revisions, change orders, and updates in CRM, ensuring timely documentation and coordination with estimating and field operations. Maintains a clean, accessible, organized job folder in CRM per company policies and procedures. Project Closeout Provides all closeout requirements to the client, including as‑built drawings, LEED documentation, warranties, and maintenance programs. Confirms closure of city permits and inspections. Verifies settlement of bonds and insurance programs. Ensures all project accounting and labor reporting are closed out.
