Building Maintenance Technician II
The Center for Elders’ Independence is a PACE (Program of All-Inclusive Care for the Elderly) organization that uses an interdisciplinary team approach to care planning and care implementation for thepurpose of providing high quality, affordable, integrated health care services to the elderly, and promoting autonomy, quality of life and the ability of individuals to live in their communities.
The Position: Under the direction of the Building Maintenance Manager, the Building Maintenance Technician II is responsible for the day-to-day maintenance, repair, and operational support of multiplePACE (Program of All-Inclusive Care for the Elderly) centers and administrative facilities. This position ensures all assigned facilities remain safe, functional, compliant, and well-maintained to support quality participant care and staff operations.
The hourly pay range for the Building Maintenance Technician II position at Center for Elders’ Independence is $29.55 to $44.33. Placement within the range is determined based on job-related factors such as relevant experience, skills, abilities, internal equity, and market data, consistent with CEI’s annual compensation review and established compensation practices.
Duties and Responsibilities:
- Serve as the primary technician for assigned PACE centers, maintaining responsibility for the overall condition, functionality, and appearance of each site.
- Diagnose and perform corrective maintenance on building systems and equipment while identifying opportunities to prevent recurring issues.
- Respond promptly to facility work orders and service requests, ensuring timely resolution with minimal disruption to participant care and business operations.
- Perform routine inspections of assigned facilities to identify maintenance needs, safety hazards, and regulatory compliance concerns.
- Complete minor repairs involving carpentry, drywall, painting, flooring, cabinetry, plumbing, electrical fixtures, locks, hardware, and other building components.
- Coordinate with outside contractors and vendors performing specialized repairs, preventative maintenance, inspections, and capital improvement projects.
- Assist with facility renovations, office relocations, equipment installations, furniture assembly, and space modifications.
- Support emergency preparedness activities and respond to facility emergencies, including after-hours calls, weather events, utility outages, and building system failures.
- Provide after-hours emergency response support through participation in the Facilities Department on-call rotation.
- Responsible for the proper use, maintenance, and security of all tools, equipment, and assets needed to complete assigned work.
- Operate and maintain company vehicles, tools, and equipment in a safe and professional manner.
- Accurately document completed work orders, inspections, preventative maintenance activities, and repairs within the organization's maintenance management system.
- Ensure compliance with OSHA, life safety, infection prevention, environmental safety, and organizational policies.
- Promote a clean, safe, and welcoming environment for participants, visitors, and employees.
- Build positive working relationships with staff, vendors, and contractors while providing exceptional internal customer service.
- Assist with regulatory surveys, facility audits, and accreditation inspections as requested.
- Perform other duties and special projects as assigned.
Qualifications
- High school diploma or GED required.
- Minimum five (5) years of progressively responsible experience in commercial building maintenance, facilities operations, or plant operations.
- Experience maintaining multiple commercial buildings or healthcare facilities preferred.
- Construction, HVAC, plumbing, electrical, or facilities maintenance certifications preferred.
- Working knowledge of electrical, plumbing, HVAC, carpentry, painting, drywall, lighting, and general building maintenance.
- Experience using common hand tools, power tools, ladders, and maintenance equipment safely.
- Valid California driver's license with an acceptable driving record.
- Strong organizational, communication, and customer service skills.
Physical, Functional, and Environmental Requirements
The physical and mental demands described below are representative of those that must be met by an employee to successfully perform the essential functions of this job.
Physical:
- Standing/Walking: Must be able to stand and walk for up to 5–7 hours per day.
- Lifting: Must be able to lift, move, and reposition equipment weighing up to 50 pounds occasionally to frequently.
- Mobility: Requires frequent physical activity, including bending, squatting, kneeling, climbing stairs, and entering/exiting vehicles.
- Sitting: Must be able to sit for extended periods while driving between locations and attending occasional meetings.
- Fine Motor Skills: Requires manual dexterity and hand-eye coordination to perform maintenance duties.
- Driving: Must be able to safely operate a motor vehicle to travel betweenCEI centers and other locations throughout the workday.

- Ability to assess, plan, implement, and evaluate maintenance concerns and provide sound judgement.

Environmental:
- Works indoors and outdoors in varying weather conditions, including heat, cold, rain, and humidity.
- Exposure to dust, dirt, noise, vibrations, chemicals, paints, cleaning agents, and other maintenance-related materials.
- Ability to work in confined spaces, elevated locations, and maintenance areas with limited access.
- Operates power tools, hand tools, maintenance equipment, and motorized vehicles or lifts as authorized.
- Requires adherence to all safety procedures, personal protective equipment (PPE) requirements, and environmental regulations.
- Exposure to mechanical, electrical, plumbing, and HVAC systems during inspection, repair, and maintenance activities.
- Must be able to distinguish colors, hear audible alarms, and communicate effectively regarding maintenance and safety issues.
