NewShire Property Management is seeking a skilled Maintenance Technician to support a growing residential property portfolio.

This position is ideal for a hands-on professional who values teamwork, takes ownership of their work, and understands the impact of maintenance quality on resident satisfaction.

This is a field-based role requiring someone with strong mechanical skills, attention to detail, and a proactive approach to identifying and resolving issues. You'll work directly with the on-site property managers and regional leadership to ensure timely repairs and ongoing property upkeep.

In this position, you will work closely with property management staff across multiple communities. Strong communication, professionalism, and teamwork are essential.

$24 - $27 per hour

Daily Maintenance & Repairs

• Address resident maintenance requests promptly and professionally
• Perform general repairs, including plumbing, electrical, HVAC troubleshooting, carpentry, appliances, and minor renovations
• Maintain property appearance through exterior upkeep, pressure washing, trash pickup, and light landscaping
• Assist with emergency repairs as needed and participate in the on-call rotation

Preventative Maintenance

• Conduct scheduled inspections of property systems (HVAC, plumbing, lighting, etc.)
• Execute preventative maintenance tasks to reduce downtime and service requests
• Monitor building equipment and report potential failures before they become issues

Unit Turns & Occupancy Prep

• Prepare units for new residents, including painting, patching, flooring repairs, cleaning, fixture replacements, and more
• Ensure all vacated units meet “rent-ready” standards within defined timelines
• Communicate with leasing and management teams to coordinate turnovers

Vendor Oversight & Work Order Management

• Coordinate and supervise outside contractors when needed
• Track all maintenance activity through the work order system
• Maintain a safe, organized maintenance area and inventory of tools and supplies

Safety & Compliance

• Uphold property safety standards and correct hazards quickly
• Ensure compliance with local codes, OSHA safety practices, and company policies
• Report incidents, major repairs, or unsafe conditions to the Regional Manager

• Minimum 2 years of hands-on maintenance experience in multifamily housing, hospitality, or related field
• Skilled in plumbing, electrical, drywall, painting, appliance repair, and general building systems
• Strong troubleshooting ability and initiative to handle tasks independently
• Ability to lift 50+ lbs, climb ladders, and perform physical work outdoors in all seasons
• Working knowledge of basic maintenance software or mobile work order systems
• Own basic hand tools (company provides specialty equipment and supplies)

Preferred:

• EPA HVAC Certification
• CPO (Certified Pool Operator) License
