Essential Duties & Responsibilities Financial Management Post all payments and income received from applicants, current residents, and non‑current residents accurately, timely, and efficiently. Process and reconcile daily all account receivables. Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions. Help the property meet budgeted revenues, expenses, and Net Operating Income. Post all charges to resident and non‑current resident accounts; include bill back of utilities where applicable. Complete all end‑of‑the‑month closing procedures and reporting. Maintain accurate and organized records; audit resident files for accuracy. Walk units and post all move‑out charges, statements, and security deposit refunds. Personnel Management Regular/daily onsite attendance is required. Use consistent techniques and company directives to screen, hire, train, coach, and develop onsite staff. Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks. Promote harmony and quality job performance of staff through support and effective leadership. Ensure staff compliance and consistency with company policies and procedures. Implement effective leasing techniques to obtain closures, follow‑up procedures, signing/documentation of leases, and accurate reporting. Implement marketing strategies and systems as prescribed by the annual marketing plan. Handle resident complaints, concerns, and requests to ensure resident satisfaction. Develop and implement resident retention programs. Effectively show, lease, and move in prospective residents. Administrative Management Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff. Maintain property appearance and ensure repairs are noted and completed on a timely basis. Assist with supervision of all business functions related to operations. Plan for and utilize property resources, equipment, and supplies economically. Education and Experience High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience. Basic computer skills required; ability to understand and perform all onsite software functions. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regular standing or sitting for prolonged periods, repeat motions of wrists, hands, and/or fingers; communicative interaction with others. Regular movement to accomplish tasks or move from one worksite to another. Occasional ladder, stair, scaffolding, ramp, or step stool use; reach, adjust, or move objects up to 25 lbs. Ability to operate machinery or power tools, motor vehicles and/or golf carts, and work in various environments, including tight spaces, overhead, and outdoor weather conditions. Ability to work overtime, weekends, night hours (emergencies) in small and/or enclosed spaces; tolerate extreme temperatures.
