About the Position We’re looking for a talented maintenance supervisor who will be responsible for the day‑to‑day maintenance operations and physical upkeep of the assigned property, ensuring compliance with Avenue5 policies, standards, and all local, state, and federal regulations. The supervisor manages the company risk‑management program and participates in the property budget. Responsibilities Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make‑ready standards, are met. Review and track progress of service requests and identify chronic maintenance issues. Respond to maintenance‑related issues in a timely manner as outlined in Avenue5 Policy and Practices while maintaining a professional demeanor. Perform repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance. Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair. Conduct proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf‑cart, elevator, etc. Ensure work‑order system accuracy by verifying all orders are completed on time to company standards and resident satisfaction. Daily inspect property grounds, buildings, and common area amenities to maintain safety and cleanliness, and identify issues requiring maintenance, repair, or replacement. Oversee and assist with management of property emergencies (snow, weather, fires, floods). Promptly communicate with the property manager regarding all maintenance issues. Promote safety and risk management in accordance with local, federal, state, and company rules. Monitor on‑call response times for emergency assignments and address issues as needed; participate in on‑call rotation when required. Promote customer satisfaction by maintaining high standards of cleanliness and curb appeal, and interacting courteously with residents. Foster a positive, collaborative relationship with residents, other properties, and agencies. Conduct pre‑move‑in and post‑move‑out apartment inspections to ensure timely unit turns. Act as a mentor to the maintenance team. Maintain a professional demeanor and appearance at all times, encouraging the same in the team. Administer the company risk‑management program. Complete special projects as assigned by the supervisor or property manager. Solicit suppliers and contractors when work is necessary and ensure compliance with company policy. Collaborate weekly with property leadership to address challenges and operations. Ensure maintenance costs remain within the allocated property budget and provide input for future budgets. Other duties as assigned by property leadership. Education and Experience High school diploma or equivalent is required. Minimum three years of experience in property management or a related field. Proficiency in general maintenance and carpentry skills. Skills and Requirements Valid driver’s license, clean driving record, and current auto insurance. Proficiency in reading, writing, and understanding English. Ability to use general office equipment (telephone, fax, printer, copier, and key‑track system). Excellent customer service and interpersonal skills. Strong organizational and time‑management skills. Ability to multitask. Basic mathematical ability. Ability to manage and de‑escalate situations involving angry or difficult people. Ability to maintain confidentiality. Maintain professional appearance and adhere to uniform policy.
