Who we need: Barkan Management Company is currently seeking an experienced full-timeMaintenance Superintendentfor Alloy at Assembly Row in Somerville, MA, a luxury condominium high-rise/mixed use community with 122 residential units, a hotel, garage and retail space. What youll do: Supervise Janitorial and other building maintenance vendors. Inspect common areas of building as required 2 times a day, to determine maintenance and janitorial needs.Duties include various non-licensed maintenance functions in painting, cleaning, door and lock repairs, minor plumbing and electrical, and other general maintenance functions. Perform emergency on-call service for after-hours maintenance-related issues as required.Recycling and trash removal when necessaryPerform assigned preventive maintenance duties and tasks.Perform minor in unit maintenance requests according to policyCommon areas maintenance trash and debris.Assist with snow and ice removal, if neededCommunicate effectively with residents, fellow associates, vendors and supervisors, to foster positive relationships.Comply with all personnel management policies and proceduresEnsure adherence to the companys safety and hazard communications programs, policies and proceduresEnsure physical condition and appearance of the property will enhance the value of the community.Complete special projects, tasks or duties as assigned by General Manager. What were looking for: At least two years experience in various maintenance operations.Previous customer service experiencehelpfulExperience working with third-party vendors and contractors helpful. Good organizational, planning, and communication skills Attendance/Travel Our community staffing limitations make it critical for you to work your scheduled hours consistently as well as overtime if necessary when requested.On-call, after-hour emergency service is required. Must live within 20 miles of the community for required response time of no more than one hour. Skills Required: Team oriented with ability to work independentlyGood written and verbal communication skillsAbility to read, analyze and interpret maintenance related informationWell organized efficient and detail orientedAbility to prioritize and multi-taskMust be able to diagnose problems and determine possible solutions.
