Long Island, NY · Reports to the Director of Project Management · Full-time, exempt

THE ROLE

The Project Manager owns the complete execution and financial performance of assigned projects — award, shop drawings and technical coordination, submittals, procurement, fabrication, delivery, installation, punch list and closeout. You are the primary point of accountability, and you lead the Assistant Project Managers, drafters, vendors, fabricators, subcontractors and field crews working on your jobs.

What is expected is command of the whole project: its critical path, its dependencies, and what is coming next — and acting early enough to keep problems away from the schedule, the cost, the quality and the client. Driving the work forward rather than reacting to it.

WHAT YOU WOULD OWN

• Each assigned project from award through to financial closeout, typically three to four running at once.
• The master schedule — milestones, dependencies, critical path and lead times — and the recovery plan when dates slip.
• The technical workflow: shop drawings, field measurement, submittals and client approvals, through to fabrication ready information.
• Field conditions read against the contract documents — identifying discrepancies and getting client direction before the affected work proceeds.
• Project financial performance: committed and actual cost against budget, forecast profitability, and exposure caught early enough to act on.
• Contracts, procurement and change orders, including long-lead and overseas sourcing.
• The client relationship. You are our client's primary contact for the life of the project.
• Installation and closeout, worked to a zero-punch-list standard.

ABOUT OUR CLIENT

Our client is a Long Island architectural stone company working at the luxury end of the market. They fabricate and install cut-to-size natural stone — roughly 80% of it luxury retail, the balance high-end commercial and residential work. Projects run nationwide and the standard is exacting: brand standards, landlord and mall coordination, compressed schedules and off-hours work. Everything is produced in their own shop and installed by their own teams, which means the technical problems land in-house rather than getting passed to somebody else.

WHAT OUR CLIENT IS LOOKING FOR

• Real technical command. This is not a role for someone who has had the technical side handled for them by a subcontractor.
• A background in a fabrication and installation trade — stone, millwork, ornamental metal, glazing or similar.
• A record of carrying several complex projects at the same time.
• Retail and rollout experience is weighted heavily. Brand standards, landlord and mall coordination, compressed schedules and off-hours work are a different discipline from ground-up.
• Fluency in construction drawings, specifications, contracts, submittals and shop drawings, and the ability to build and hold a schedule on critical path.
• Financial and commercial judgment — budgets, forecasts, profitability and change-order entitlement.
• Basic working AutoCAD, Microsoft Office, a valid driver's license, and willingness to travel to jobsites, vendors and fabrication facilities.
