COMMUNITY PROFILE
Sun City Anthem (SCA) is a Del Webb developed community located in Henderson, Nevada, the second largest city in Nevada, with a population of nearly 330,000 residents. Developed in 1998, the beautiful and expansive 55+ active adult community covers 3,500 acres with 7,144 homes. SCA is home to approximately 12,500 total residents.
The community is governed by a seven-member Board of Directors who typically serve two-year terms. SCA amenities and facilities include three clubhouses with 130,000 square feet of recreational space including three indoor swimming pools, two outdoor pools, tennis courts, pickle ball, bocce, a 300-seat performing arts theatre, fitness centers, group exercise rooms, privately owned and operated day spa, and a grand ballroom.
SCA has nearly 60 chartered clubs and maintains a Community Patrol, a Community Service Committee, a Neighborhood Watch Program, and an Emergency Preparedness Service Committee.
POSITION SUMMARY
This is a full-time, non-exempt position reporting directly to the Facilities Maintenance Supervisor and, in their absence, the Facilities Director/Project Managers. The Association Painter / Maintenance Technician is responsible for performing skilled painting, surface preparation, preventive maintenance, repairs, and general facility maintenance throughout Association buildings and common areas.
The position performs work involving painting, electrical, plumbing, mechanical, carpentry, and other general maintenance functions within the scope of the position. All work is expected to be performed safely, professionally, and in accordance with applicable codes, Association standards, policies, and established procedures.
SKILL AND ABILITY REQUIREMENTS
- Knowledge of painting methods, surface preparation, application techniques, materials, coatings, and related equipment.
- Working knowledge of general building maintenance, including basic electrical, plumbing, mechanical, and carpentry repairs.
- Ability to safely operate hand tools, power tools, paint sprayers, ladders, mechanical lifts, and other equipment required to perform assigned work.
- Ability to read and follow work orders, instructions, equipment manuals, product labels, Safety Data Sheets (SDS), blueprints, diagrams, and other job-related information.
- Ability to prioritize assignments, manage time effectively, and complete work independently with minimal supervision.
- Ability to identify maintenance issues, evaluate appropriate solutions within the scope of the position, and communicate concerns requiring additional assistance or specialized repair.
- Ability to communicate professionally and effectively with residents, guests, vendors, contractors, supervisors, and employees in person, by telephone, email, handheld radio, and other communication methods.
- Ability to provide courteous and professional customer service while working in occupied Association facilities and common areas.
- Basic computer skills sufficient to use email, work order systems, electronic records, and other job-related applications.
- Dependable, organized, detail-oriented, safety-conscious, and able to adapt to changing priorities, deadlines, and interruptions.
- Ability to work collaboratively with Facilities staff and other departments.
- Ability to safely use required personal protective equipment (PPE) and respiratory protection. When respiratory protection is required, the employee must satisfy applicable OSHA requirements, including medical evaluation/clearance, fit testing, training, and proper use.
- Ability to work extended hours, evenings, weekends, holidays, and on-call assignments as operational needs require.
- Valid Nevada driver's license with an acceptable driving record.
ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES
Essential responsibilities may include, but are not limited to, the following:
- Perform specific and general maintenance tasks throughout Association buildings, facilities, and common areas under the direction of the Facilities Maintenance Supervisor and Facilities Director/Project Managers.
- Perform interior and exterior painting, including appropriate surface preparation, cleaning, sanding, scraping, patching, caulking, priming, and other preparation necessary for proper coating application.
- Apply paint, stain, sealant, protective coatings, and other finishes using brushes, rollers, sprayers, and other appropriate application methods.
- Inspect completed painting and maintenance work for quality and perform necessary corrections or touch-ups.
- Perform general maintenance and minor repairs involving electrical, plumbing, mechanical, carpentry, and other building systems within the scope of the position.
- Perform preventive maintenance tasks on Association facilities, equipment, fixtures, and building systems as assigned.
- Identify and report facility deficiencies, safety hazards, equipment failures, or repairs requiring specialized trade services.
- Maintain, clean, inspect, and properly store painting equipment, tools, materials, and maintenance supplies.
- Maintain work areas in a clean, organized, and safe condition and take appropriate measures to protect surrounding property, furnishings, residents, guests, and employees during painting and maintenance activities.
- Assist with the delivery, pickup, transportation, and movement of supplies, materials, tools, and equipment throughout Association facilities.
- Respond to maintenance emergencies and other urgent facility needs as assigned.
- Participate in after-hours on-call assignments as required.
- Communicate and interact professionally with supervisors, employees, residents, vendors, and contractors when receiving direction, coordinating work, or obtaining clarification necessary to complete assigned tasks.
- Comply with the Association's safety program, applicable OSHA requirements, and established safe work practices.
- Maintain accurate records, including daily logs, work orders, timekeeping records, maintenance documentation, and other required records.
- Perform other duties as assigned by the Facilities Maintenance Supervisor, Facilities Director, and/or Project Managers.
PHYSICAL REQUIREMENTS

- Ability to frequently stand, walk, bend, stoop, kneel, crouch, climb, balance, reach, push, pull, grasp, lift, carry, and move tools, equipment, supplies, and materials required to perform assigned duties.
- Ability to lift, carry, push, pull, or move materials, tools, equipment, paint containers, and maintenance supplies weighing up to eighty (80) pounds, independently or with assistance and/or appropriate equipment.
- Ability to safely work from ladders, mechanical lifts, platforms, or other elevated work areas at heights of up to approximately 30 feet.
- Ability to access and work in mechanical rooms, storage areas, utility areas, and other confined or restricted spaces as necessary to perform assigned duties.
- Ability to perform painting and maintenance activities require repetitive hand and arm movements, gripping, reaching, and the use of hand and power tools.
- Ability to communicate and exchange information in person, by telephone, email, handheld radio, and other communication devices.
- Ability to perceive and respond to visual and audible information necessary to safely perform assigned duties, including equipment indicators, alarms, warning signals, instructions, and emergency notifications.
- Ability to read and interpret work orders, blueprints, diagrams, equipment manuals, product labels, Safety Data Sheets (SDS), safety instructions, and electronic communications.
- Ability to operate Association vehicles and maintain a valid Nevada driver's license with an acceptable driving record.
WORKING CONDITIONS
- Work is performed in a variety of indoor and outdoor environments throughout Association buildings, common areas, mechanical and utility spaces, storage areas, rooftops, and other facilities.
- Position is regularly exposed to varying temperatures and weather conditions, including direct sunlight, heat, cold, wind, rain, dust, and other environmental conditions.
- Work may involve exposure to paint, primers, solvents, adhesives, cleaning agents, fumes, vapors, dust, particulates, and other chemicals or materials associated with painting and facility maintenance. Appropriate engineering controls, work practices, training, Safety Data Sheets (SDS), personal protective equipment (PPE), and respiratory protection will be provided and/or required in accordance with applicable OSHA requirements.
- The position may require the use of N95 filtering facepiece respirators and/or other respiratory protection based on the work being performed and identified workplace hazards. Employees required to use respiratory protection must comply with the Association's respiratory protection program, including required medical evaluation/clearance, fit testing, training, inspection, proper use, maintenance, and other applicable OSHA requirements.
- Work may involve exposure to moving mechanical equipment, electrical systems, wet or uneven surfaces, elevated work areas, ladders, mechanical lifts, and other conditions associated with facility maintenance.
- Work may involve exposure to elevated noise levels from power tools, machinery, equipment, and maintenance activities. Appropriate hearing protection will be provided and must be used when required.
- Work schedules may include early mornings, evenings, weekends, holidays, overtime, and on-call assignments based on operational needs.
- Employees are expected to comply with all Association safety policies, applicable OSHA requirements, Hazard Communication (HazCom) standards, respiratory protection requirements, PPE requirements, and established safe work practices.
EQUIPMENT USED
- Painting and surface-preparation equipment, including paint sprayers, rollers, brushes, extension poles, scrapers, sanders, pressure-washing equipment, and related tools.
- Hand and power tools, including drills, grinders, saws, hammers, screwdrivers, wrenches, pliers, and other tools used for general facility maintenance and repair.
- Basic electrical, plumbing, mechanical, and carpentry tools and testing equipment appropriate to assigned maintenance work.
- Ladders, mechanical lifts, carts, dollies, and other equipment used to access work areas and transport tools, materials, and supplies.
- Computers, tablets, mobile devices, printers, work order systems, email, and other business technology used in Facilities operations.
- Handheld radios and other communication devices.
- Association vehicles and utility vehicles, as assigned.
- Personal protective equipment (PPE), including gloves, eye and face protection, hearing protection, protective clothing, N95 filtering facepiece respirators, and/or other respiratory protection as required for assigned work.
REQUIRED EDUCATION, TRAINING, AND WORK EXPERIENCE
- High school diploma, GED, or equivalent required.
- Minimum three (3) years of progressively responsible experience in commercial painting, facility maintenance, building maintenance, or a related trade preferred.
- Demonstrated experience with interior and exterior painting, surface preparation, paint application, and the safe use of related tools and equipment preferred.
- Experience performing general building maintenance involving basic electrical, plumbing, mechanical, and carpentry repairs preferred.
- Experience safely operating ladders, mechanical lifts, hand tools, and power tools preferred.
- OSHA, lift-operation, or other applicable safety training or certifications preferred.
- As a condition of employment in this position, the employee must successfully complete and maintain all medical evaluation/clearance, respirator fit testing, and respiratory protection training required for the use of N95 or other respirators necessary to perform assigned duties, in accordance with applicable OSHA requirements.
- Valid Nevada driver's license with an acceptable driving record required.

Employees are required to comply with all applicable OSHA regulations, Association safety policies, established safe work practices, and safety-related training provided or required by the Association. Employees must properly use required PPE and safety equipment and immediately report unsafe conditions, incidents, injuries, equipment concerns, and workplace hazards to management.
When respiratory protection is required, employees must comply with the Association's respiratory protection program and all applicable medical evaluation/clearance, fit testing, training, use, inspection, maintenance, and other OSHA requirements.
