Maintenance Supervisor The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The Maintenance Supervisor works alongside the Community Manager in ensuring the supervision of assigned staff and vendors to maintain the property. Essential Duties & Responsibilities Maintenance Management Regular/daily onsite attendance is required Coordinate, schedule, and respond to resident/management requests and work orders Ensure all repairs and replacements necessary for community common areas and units Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions Manage and order maintenance supplies Inventory within budget guidelines set by the Community Manager Maintain a preventative maintenance program to extend the life of the community and minimize future repairs Maintain a well-organized and properly stocked maintenance shop observing safety standards and OSHA guidelines Maintain hazard communications program; promote safe work practices Participate in unit inspections as requested Responsible for essential control of community Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc. Assist with general upkeep, maintenance, and cleaning of office, common areas, and model units Participate in on-call emergency at the community Plan for and utilize property resources, equipment, and supplies economically Provide direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency Under the direction of the Community Manager, supervises, trains, and schedules maintenance staff Check the work progress of maintenance staff daily; provide immediate assistance as needed Provide Community Manager input regarding employee performance evaluations Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks Promote harmony and quality performance through supportive leadership Manage customer service and monitor service request turnaround and responsiveness Project a favorable image of the community to achieve property objectives Ensure consistency in dealing with residents on all matters Enforce community policies as delegated Education/Experience High School Diploma or Equivalent EPA & CPO certification required; HVAC preferred Ability to understand and perform all on-site software functions; basic computer skills required Must have basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements MS @ Small – Mid Sized Properties with smaller staff While performing the duties of this job, the employee is regularly required to move about to accomplish tasks or move from one worksite to another, communicate with others, use wrists, hands, and/or fingers in repeating motions, identify and inspect objects, assess work quality, and be able to work overtime, weekends, and night hours (on-call property emergencies). The employee is frequently required to move and assume different positions to accomplish tasks in various environments, including tight and confined spaces, traverse terrain, ascend/descend stairs, ladders, ramps, etc., work in an overhead position or reach, operate tools, and be exposed to outdoor weather and hazardous chemicals. The employee is occasionally required to remain stationary for prolonged periods. MS @ Large Sized Properties with large staff While performing the duties of this job, the employee is regularly required to move about to accomplish tasks or move from one worksite to another and communicate with others The employee is frequently required to move and assume different positions, including tight spaces, traverse terrain, and operate machinery and tools; exposure to outdoor weather and hazardous chemicals; overtime and on-call property emergencies The employee is occasionally required to remain stationary for prolonged periods, lift and move objects over 100 lbs, and be exposed to hazardous chemicals License/Equipment Must have reliable transportation due to the emergency on-call requirement At Asset Living, compensation decisions consider factors such as skill set, background, certifications, and experience.
