CBRE Healthcare & Life Science – Transaction Manger Role (July 2026) As a CBRE Transaction Manager on the Puget Sound Healthcare & Life Science Team, you will provide ongoing management, process coordination and execution of real estate transaction activities including tours, transaction software management, new leases, renewals, sales, acquisitions and dispositions for both occupier and agency clients over a portfolio of healthcare and life science related properties. Close collaboration with the Clients, the Broker Team, market players (i.e. tenant and listing brokers, property owners, architects, contracts, etc.) and internal CBRE support teams will be key to success, ensuring optimal transaction terms and outcomes for our clients. Note this is not a remote position and general expectation is 4 days a week in the office which aligns with the team’s current schedule, unless on tour, presentation, client event, etc. What You’ll Do Field incoming calls/inquires on available space in portfolio and qualify prospects In coordination with the Broker Team, lead or support tours of prospective tenants through available space Keep electronic folders up to date and organize Organize and prep for the team’s regularly scheduled leasing calls with clients Create leasing call agendas and send them to clients ahead of leasing calls Gather all necessary updates to deals and VTS ahead of leasing calls Responsible for maintaining VTS/ Deal Manager in conjunction with other TM/TS Input lease proposal information in VTS/DM and necessary approval forms/sheet New prospects and recording tours Update to date comments on each transaction Transaction Execution Track expirations and critical dates for occupier and agency clients Draft RFPs, LOIs for client review/approval Coordination/ creation of CBA leases, amendments Execute lease renewals and new leases throughout the Broker Team listing portfolio Deliver LOI’s/Responses to RFPs and in conjunction with the strategy from Broker Team Support and add value to the overall strategy and support of best outcomes for the Clients Act as landlord/seller agent and tenant/buyer agent. Review of business terms and conditions for a wide variety of commercial real estate projects In conjunction with Broker Team, prepare, recommend, and execute transaction strategies for acquiring and disposing of healthcare and life science properties. Develop and implement real estate plans with an understanding of the client's strategic goals, processes and approval software/tracking systems. Gather resources to execute lease renewals, new site acquisitions, and disposition of surplus space through subleasing. Grow ongoing relationships with tenant/agency brokers Listing Marketing Materials Responsible for ensuring accuracy for all listings brochures, availability inserts, floor plan inserts Responsible for ensuring accuracy for property data, rates and opex, parking for listings to share with interested parties Responsible for sharing info with teammates who maintain accurate currently listing services Management of ongoing broker email blasts to ensure subject lines and blasts are current Responsible for maintaining Building Information sheet with all current opex and building info (which doesn’t change much other than opex each year) Presentations Work with Broker Team and TM/TS colleagues to prepare and fine tune market overview and strategy presentations for clients Track best of class leasing materials and practices from competitive properties Share data with teammate that tracks and records lease comps Team Development Attend team meetings Suggest process improvement Keep notes up to date with VTS/DM software as appropriate Contribute to LS and Medical Office newsletters What You’ll Need Bachelor's Degree preferred with 5-8 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered. Experience with commercial real estate transactions is preferred. Work with internal and external teams to ensure integration between the service lines. Track all transaction activities and prepare commissions, forecasts, vouchers, and accounts. Contribute to new products, processes, standards, and/or operational plans in support of achieving functional goals. Review requests for proposals, comparison packages, letters of intent, and brokers’ opinions of value. Apply in-depth knowledge of standard principles and techniques/procedures to accomplish complex assignments and provide innovative solutions. The minimum salary for the Transaction Management Associate position is $75,000 annually and the maximum salary for the Transaction Management Associate position is $85,000 annually.
