We affirm that diversity, equity, inclusion, accessibility, and belonging (DEIAB) are daily practices that shape how we work, who we serve, and what we stand for.Position SummaryThe Maintenance Manager supports the daily cleanliness, maintenance, and overall readiness of the organization's theatres and event spaces, improving organization, communication, accountability, and visibility into the condition and needs of the venues. This is a hands-on position that balances day porter responsibilities, light maintenance work, and administrative coordination. The Maintenance Manager works closely with the Director of Facilities, Operations Coordinators, Front of House teams, cleaning staff, and outside contractors to keep venues clean, functional, safe, and show ready.In addition to technical expertise, the Maintenance Manager must be a collaborative team player, capable of fostering a positive and productive work environment. They are expected to remain actively involved in the day-to-day operation of the venues while also providing administrative and coordination support to the Director of Facilities.ResponsibilitiesDay Porter and Venue Care (30%)Perform routine day porter and cleaning duties throughout assigned venuesConduct regular walkthroughs of public facing and back-of-house spacesMaintain restrooms, lobbies, entrances, common areas, lounges, stairways, and other assigned areasAddress spills, trash, high-touch areas, and immediate cleaning needs throughout the dayMaintain cleaning closets, equipment, and supplies in an organized conditionMonitor cleaning and paper supply levelsSupport venue preparation before, during, and after eventsCoordinate with overnight and contracted cleaning teams to maintain consistent standardsAssist with venue-specific cleaning routines and periodic detail cleaningLight Maintenance and Facility Support (30%)Perform basic light maintenance and minor repairs within the employee's ability and trainingConduct routine facility walkthroughs to identify maintenance concernsPerform minor repairs and adjustments to doors, hardware, fixtures, furniture, and other building componentsReplace lamps, batteries, filters, and other basic facility components when appropriateComplete minor painting, patching, touch-ups, and general appearance improvementsSupport basic upkeep of marquee signage and related equipmentAssist with preventive maintenance activities and routine facility inspectionsIdentify equipment or facility issues requiring specialized serviceOversee the maintenance of marquee signage and lighting, ensuring timely installations and repairsMaintain exterior landscaping and manage snow removal services to ensure safe walking surfacesCoordinate with the Director of Facilities when outside contractors or larger repairs are requiredDocument completed work and outstanding facility needsAdministrative and Operational Coordination (25%)Coordinate daily work priorities with the Director of FacilitiesAssist with employee scheduling and coverage based on venue and event needsCoordinate cleaning and maintenance activities around event schedulesOrder and maintain appropriate inventory levels for cleaning supplies, paper products, tools, and basic maintenance materialsMonitor purchases and expenses to support established Facilities budgetsAssist with vendor and subcontractor coordination, including scheduling and service follow-upReview contractor work and communicate service concerns to the Director of FacilitiesEnter, update, and close work orders through the organization's maintenance management systemMaintain basic records related to facility issues, equipment, repairs, inspections, and completed workIdentify recurring facility concerns and communicate areas of opportunityAssist with gathering information to support annual operating budgets and future capital planningIdentify equipment or facility needs and provide recommendations to the Director of FacilitiesParticipate in Facilities and operational meetings as neededSupervision and Training (15%)Maintain the cleanliness and functionality of theatres by training staff in proper cleaning techniques and product usageHire, train, supervise, and schedule cleaning personnel to ensure adequate coverage for routine cleaning and eventsCollaborate closely with event and overnight cleaning contractors to ensure proper staffing for events, scheduling overnight cleaning, and maintaining high work standardsRequirementsRequired QualificationsHigh school diploma or equivalent required; associate or bachelor's degree in facilities management, business administration, or a related field desiredMinimum of five (5) years of experience in custodial or facilities management, with at least 2 years in a supervisory roleEvening, weekend, holiday, and event availabilityKnowledge, Skills, and AbilitiesStrong leadership, team management, and collaboration skillsExcellent verbal communication, active listening, and ability to follow written and verbal instructionsAbility to prioritize tasks and manage multiple projects simultaneouslyAdaptable to shifting priorities while maintaining accuracy and attention to detail in a fast-paced, event-driven environmentStrong customer service orientation, maintaining a welcoming and professional environment for guests, artists, tenants, volunteers, and staff, including during public events and performancesIntermediate knowledge of commercial cleaning practices, custodial equipment, and safe chemical handlingAbility to safely operate custodial equipment (vacuums, floor machines, carpet extractors) and basic hand tools for light maintenanceAbility to identify and communicate safety hazards, facility deficiencies, and maintenance concernsFamiliarity with Microsoft Office Suite and maintenance management softwarePreferredExperience working in a performing arts venue, historic building, museum, arena, hotel, convention center, or similar public venueExperience operating commercial floor-care equipmentExperience using computerized maintenance management or work-order systemsPhysical RequirementsDue to the nature of our work, employees may be required to work some non-traditional business hours including evenings, weekends, and holidaysAbility to stand and walk for extended periodsFrequently lift, carry, push, and pull up to 50 poundsAbility to climb ladders, bend, kneel, stoop, crouch, and reach overheadAbility to work indoors and outdoors in varying weather conditionsAbility to safely operate hand tools, custodial equipment, and powered cleaning equipmentAbility to work in environments with dust, cleaning chemicals, noise, and changing temperaturesReasonable accommodations may be made to enable individuals with disabilities to perform the assigned and essential functionsBenefits and PerksThis position is eligible to participate in employer-sponsored benefits (Medical, Dental, Vision, and other ancillary benefits)Parking stipendVacation and Sick Time and other paid time off plansRetirement benefitsHennepin Arts is committed to hiring staff who reflect the diversity of the Minnesota communities we serve.
