Lease Administrator

Actively looking to hire a Lease Administrator to join a well known organization in the Temple Terrace area! This role is a hybrid position where you will be on site every other week! Must have experience working within commercial leases!

Job Description

We are seeking a detail-oriented Lease Analyst to join our dynamic team. In this role, you will be responsible for creating and performing abstracts for all new leases and amendments, and completing abstract packages for review. You will set up and maintain leases in our property management software, interpret lease languages, and manage reporting. Additionally, you will be responsible for maintaining worksheets for Common Area Maintenance and Real Estate Taxes, reviewing leases, calculating percentage rent charges, and inputting cash receipts.

Responsibilities

• Create and perform abstracts for all new leases and amendments.
• Complete abstract packages for review.
• Set up and maintain leases in property management software.
• Interpret leases and lease languages, enter into the system, and handle reporting.
• Maintain pass-through worksheets for Common Area Maintenance and Real Estate Taxes.
• Review leases and abstractions.
• Calculate percentage rent charges where appropriate.
• Input cash receipts in property management software and follow standard operating procedures for monthly rent collections.
• Work with Property Managers to research and evaluate outstanding issues related to tenant accounts, including Common Area Maintenance expenses and budget analysis.
• Maintain data in the database, provide quality assurance for data abstracted and entered.
• Perform invoice review and ensure alignment with tenant obligations for payment.
• Produce monthly recurring rent variance reports and enter applicable variance explanations.
• Perform operating expense preliminary reviews to ensure calculations are correct and supportive documentation is provided.
• Interact with landlords and create standard forms, policies, and procedures.
• Produce reports and analyses, including financial, as required.

Essential Skills

• Strong understanding of lease and lease abstraction/amendment.
• Experience in commercial real estate/property leasing with at least 3 years of experience.
• Proficiency in Excel and experience with reconciliation, accounts payable/receivable, and lease abstraction.
• Familiarity with Common Area Maintenance and portfolio management.

Additional Skills & Qualifications

• Bachelor's Degree in Accounting, Finance, or Business-related field preferred.
• Experience with invoicing and CAM is preferred.

Work Environment

This position operates in a hybrid model, requiring in-office presence every other Monday through Thursday, totaling 8 days a month. The work environment includes using property management software and requires interaction with landlords and team members.

Job Type & Location: This is a Contract to Hire position based out of Temple Terrace, FL.

Pay and Benefits: The pay range for this position is $24.04 - $26.44/hr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
