Service Manager

Dream Live Prosper Communities is seeking a proactive and highly skilled professional to lead our Service Department as a Service Manager. In this role, you will ensure resident satisfaction by efficiently resolving work orders, overseeing maintenance operations and inventory, and maintaining optimal community system performance. Responsibilities Oversee daily maintenance operations, including HVAC, plumbing, electrical, appliance repair, and pool care. Coordinate vendor relationships and execute preventative maintenance strategies. Respond to resident requests within 24 hours and maintain high service standards. Guide the maintenance team’s scheduling, workload focus, and on‑call rotation. Mentor, coach, and lead by example, supporting technician and groundskeeper duties. Prepare vacant apartments for move‑ins, ensuring repairs and replacements meet quality standards. Maintain a well‑stocked maintenance shop and manage inventory to prevent unnecessary spending. Uphold loss prevention initiatives and manage the OpEx maintenance budget. Streamline purchasing through Appfolio and other tools for cost‑effective acquisitions. Oversee security deposit dispositions and attend required meetings. Qualifications HVAC Certified with proven experience as an HVAC Service Manager or equivalent. Strong knowledge of HVAC systems, components, and controls. Leadership and team management skills that foster collaboration. Excellent problem‑solving and decision‑making abilities. Experience with budgeting and cost‑control principles. Effective communication skills for interactions with team members, vendors, and residents. Relevant HVAC certifications and licenses. Familiarity with property management operations is a plus. Valid driver’s license, clean driving record, and reliable vehicle for on‑call duties. Basic tools for troubleshooting and minor repairs. Physical ability to lift 50+ lbs and walk multiple flights of stairs daily. Strong customer service orientation and a can‑do attitude.
